Water stains on ceiling tiles around your AC vent can be a sign of a bigger issue behind the scenes.

We recently attended a service call where a leaking condensate drain joiner had caused damage to a ceiling tile. While carrying out repairs, we also found uninsulated refrigeration pipework creating excess condensation and contributing to the problem.

The issue was repaired, pipework re-insulated, damaged ceiling tile replaced, and the air conditioning system fully serviced, including cleaning the return air filters.

If you’ve noticed water marks, leaks, or damaged ceiling tiles around your air conditioning system, it’s important to get it checked before further damage occurs.

What a fantastic day at the ARBS Exhibition 2026.

Australia’s largest HVAC&R and building services exhibition didn’t disappoint, with plenty of innovation on display, new tech, and the opportunity to connect with others across the industry.

Days like this are a solid reminder of how quickly things are evolving in heating, ventilation, air conditioning and refrigeration, and why it’s important to stay across the latest developments to better serve our customers.

I would also like to thank Mitsubishi Heavy Industries Air-Conditioners Australia for a great chat, and we look forward to working together in the near future.

Understanding Ventilation in Bathrooms & Laundries

Ventilation plays a critical role in removing moisture, preventing mould, and maintaining healthy indoor air quality, especially in high-humidity areas like bathrooms and laundries.

We were recently called to inspect a system that wasn’t performing well. While many would assume the exhaust fan had failed, the issue was something far more common.

What we found:
• The exhaust fan was operating correctly and within specification
• Grilles were heavily clogged with dust and debris, restricting airflow
• Ductwork was partially blocked, reducing the system’s ability to extract air

Why this matters:
Even if your fan is working, blocked grilles and ducting can significantly reduce airflow. This leads to poor moisture removal, which can result in condensation, mould growth, and long-term damage to walls, ceilings, and fixtures.

What we did:
• Removed and cleaned all grilles
• Cleared the ductwork to restore airflow
• Tested the system to confirm improved performance

The outcome:
A properly functioning ventilation system with improved airflow and efficiency, without the need for unnecessary replacements.

Key takeaway:
Ventilation issues are often caused by lack of maintenance, not equipment failure. Regular cleaning of grilles and periodic inspection of ductwork can keep your system performing as intended.

At first glance, the systems on this commercial site appeared to be in good condition, however, performance told a different story.

Following a detailed inspection, we identified the underlying issues:
• 3 out of 5 units had significant refrigerant gas leaks
• Reduced cooling capacity across multiple systems

A comprehensive report was provided, outlining the required scope of works. The client was satisfied with our competitive pricing and approved the repairs.

We were recently called out to inspect a system that wasn’t cooling efficiently. The customer just thought it needed a regas… but once we opened the covers, we found the real issue:

- The compressor casing was severely rusted through
- Refrigerant had been leaking out

We were called out to inspect an E9 error code on an Actron split ducted air conditioning system. After testing, we identified failed run capacitors on the condenser fan motors — one had already failed and the other was close behind.

This caused the system to run on a single condenser fan during hot conditions, triggering the fault and placing extra strain on the unit.

- Replaced both run capacitors
- Both condenser fans operating correctly
- System running normally with no further fault codes
