A custom home requires a level of structural knowledge that can only be passed down through generations.

The Kotari story begins with a local carpentry legacy spanning more than forty years before we officially launched our business twelve years ago. Today our family applies that exact same strict craftsmanship to the complex details of your unique build so every frame sits perfectly in line.

Swipe through to meet the three generations of tradespeople who will personally oversee your project from the very first sketch to handover.

We always encourage clients to make brave style choices like sage blue joinery and fan splashback tiles.

Here is why: cosmetic finishes are not permanent. You can repaint a cabinet door or swap out a splashback down the track. But opening up plasterboard to fix poor wiring, substandard insulation, or framing errors costs a fortune.

That is why we put our main focus into the structural bones of your kitchen long before the stone benchtops and custom cabinets go in. Make the bold colour choice on the surface, but never skimp on what sits inside the walls.

A builder who hides behind sales brochures, or one who invites you into their own living room to show you their work?

We believe building should feel personal. When you can inspect a builder's own home and see the exact quality you will receive, making custom choices becomes completely stress-free.

Morning rush hours in a shared bathroom don't have to end in arguments over mirror space and sink access.

Designing a wide double-basin vanity with a wall-to-wall mirror gives the entire family plenty of room to get ready at the same time. Paired with full-height marble-look tiles and a frameless sliding glass shower, the whole space feels like a private hotel suite.

Watching your custom home take shape from the ground up is half the fun.

We run an open site policy so you can pull up a chair for the slab pour or bring the family to watch the heavy timber beams go up. Keeping you closely involved means we are always in the same boat to solve things together if an unexpected challenge pops up.

Swipe through to see why we actively encourage you to visit your build.

Classic all-white kitchen joinery or rich dark timber accents?

Why choose one when you can blend both? We paired deep timber upper cabinets and a w**e rack with a crisp white waterfall island and bar stools for a space that feels bright, clean, and full of character.

Are you team all-white kitchen or team dark timber contrast? Let us know in the comments below.

Taking on a home that others walk away from is where we thrive.

The Bradfield family came to us with plans for a highly specialised passive house right in the middle of a pandemic. It required strict attention to the hidden membranes and junctions that make a home truly comfortable to live in.

We worked closely with them through every unpredictable setback to ensure their forever home was built exactly to their vision. Seeing their reaction at handover makes all the complex problem solving completely worthwhile.

Large two-storey modern builds can easily end up looking like plain, boxy concrete structures from the street.

When designing a multi-level custom home, relying on a single exterior finish leaves the elevation feeling flat and commercial. Layering architectural materials adds immediate depth and character.

Here in Yarralumla, we balanced crisp rendered geometric framing with copper-toned composite panels, a slatted timber privacy screen, and glass balcony railings. The glass sliders flood the interior with natural light while the timber screening keeps the entry secluded.

Cutting a single corner on site is the fastest way to lose a good night's sleep.

Ante learned his trade during an era when carpentry demanded strict craftsmanship. Today he still checks the work with his own hands to ensure every detail sits perfectly in line.

See how our family's generational knowledge shapes the homes we build across Canberra.
