Welcome to our new build in beautiful Diamond Creek. This one has been years in the making and I’m so excited for my clients to be finally here.

We have our ever reliable site cut and retaining wall specialists Jim and Rick from RJLR Constructions on the job. Nothing is ever a problem with these two and they can’t do enough for us. A really great relationship we have.

So for the next couple of weeks will be getting the site ready for the build with the levels being cut and the retaining walls going in.

After that will be our friends from Mist Plumbing doing the underground drains and Craig from M Power connecting our underground power.

We are building a 34 square two storey family home that follows the slope of the land which was designed by another great friend of Dakota Homes, Rob from Design Vision.

I’ll keep you posted on the progress of this home throughout the build.

We have also just finished a huge home just around the corner that we will show you. It has a pool and we also did all the landscaping on that one.
Look out for that.

Welcome back to our Grandview Court build! 🏠

As you can see from the photos the external is 100% complete and the garage door is going in on Monday which will finish off the facade 🙌

On the inside our friends from VIC Plaster have finished.
Esty and the boys have finished the fix, and Kushi and his team have finished the painting. 🎨

Next stage is waterproofing and tiling. 👊🏻

We are finally done at our Eltham North project. 🙌

I’d be lying if I said this hasn’t been a challenging build. And I’d be lying if I said it hasn’t taken too long…but we definitely ended up with a great product.

Thanks to our really patient and awesome clients who have been so positive the entire way through.

As you can see from the photos it’s not your standard build. There are many features like balconies, high-lite windows, raked ceiling and angled walls and rooms.
This is truly a beautiful family home that I hope my clients enjoy for a long time to come.

So back again at our Royston Street build.
Since the last post we have completed the frame, installed the fascia and gutters, installed the Colorbond roof and completed the brickwork.  
Not a bad couple of weeks if I do say so myself 🤪🤪
Next up are the windows, external cladding and rough ins.
This is a tri-level home working with the slope of the block, with the garage on the ground level, main heart of the home on the middle level, and bedrooms on the top level.  
It’s a really beautiful layout designed by the best in the business - Rob from Design Vision.
I am really enjoying working with our fantastic clients which just happen to be good friends of ours also. It makes a big project like this seem easy when you have great people to work with 😊
Thanks to our amazing carpenters - Esty, Juan and Hellman….our fascia and gutter installers - IBE…. and our great friends from Yarra Valley Roofing.
All do a great job for Dakota Homes and are a pleasure to work with.

So our job at Royston Street Diamond Creek is moving along really nicely.
We poured the garage slab and concrete footing just prior to Christmas.
Since we have returned, Metro Drains installed the drains, Jerry - Melbourne’s number one brickie has completed the footings, Esty and his crew have completed the timber sub-floor and on Thursday CSR Bradford installed the sub-floor insulation batts to keep our wonderfull clients warm during the colder months.
Flooring was installed on Friday to protect the insulation and now we have a huge dance floor to work on…
🕺 💃
And the best bit is, now the frame starts.
It’s a real turning point in the building process- you get to see the size and scale of everything….
You get the see where the sun rises, and where the best views are… and the kids get to see their rooms and where they will grow up for the next part of their lives.
Did I mention this is a 3 storey home?? 💥

Hey everyone, it’s been a minute since we have posted some photos of our DC Taj Mahal.

As you can see from the photos we are approaching external lock up.
My good friend and long time number one bricklayer, Jerry and his crew are doing a really fantastic job.

Ades Dingley Plumbing have also started the plumbing rough in, and the heating and cooling are booked and so is the electrical rough in. So much to think about at this stage.

Shae has been busy picking colours and materials for the inside of our home and I have been trusted to do the outside (well around the pool anyway).

I’m hoping to start plaster in about a month which will be awesome, but will also mean the outside will be completed which is the most exciting bit, as the beautiful sunny weather will start to disappear soon.

Once inside, the finishing items will take over from the more structural and uninteresting items which is much more exciting in photos.

Our girls already have a favourite room, it’s their “secret sleep over room”, which has a secret door, so look out for that when we post some internal photos.

Two posts in one week….
But I just couldn’t resist after seeing these photos from my good friend and fantastic electrician Bryn from B-Tech Electrical Solutions.

Check out some of these feature lights we have installed at our Plenty project. They really don’t do them justice but what’s a builder on insta & FB to do? 🤪

Things are getting really close to finishing and now we get to see the exciting things get installed like lights, tiles and shiny taps and baths. I’ll post again soon when everything is cleaned so you get a better feel for this wonderful home.

This project has turned out better than even we expected and a lot of that has to do with our awesome clients that have been really easy to work with and on top of everything they were contributing. So thanks Mon and Carl…

Lastly, have a look at the mural that has been hand painted in the theatre room… hand painted!!

Hello again from cold and wet Diamond Creek and thanks for taking the time to check us out.

Today I just wanted to show off a few details of a build and give a really simple description of how we construct them.

This first one is a balcony floor which has a compressed cement sheeting as the “structural” floor. From there we install a couple of drainage points for the water to get away, then waterproof and screed it, and finally we lay some nice external tiles down. Those white circle things you see in the photo are the drainage points.

The next detail I want to show you is the garage roof looking from above it before the box gutter and roof sheeting get installed. My chippies install the roof trusses and build in the area for the box gutter to sit in.
So when it rains, the water hits the roof sheeting, then slides into the box gutter, then into the downpipe, and then finally into the stormwater drain.

And lastly I just wanted to show you an nice big area with a raked ceiling. This opens the room up so much and depending on a few different things, is a fairly inexpensive way to create a real “wow factor” in your home. Most of the hard work is done for us by the truss manufacturer and long term friend Richard from Precise Truss, and then my chippies just stand them up and fix them all together like a big jigsaw puzzle.

Hello Thursday!

Just thought I would show you the standard of waterproofing we insist on for all our wet areas. Pretty boring to look at and even post about but it’s the difference from potentially a leaking bathroom to a dry and worry free bathroom.
Thanks always to our long time friends at Flexitray for always doing a professional job… 👏
And yes, that is one big ensuite!… and believe it or not, the walk-in-robe on the other side of that wall is bigger than most bedrooms 🤯
I’ll post that once it’s all fitted out.

Welcome back to our Eltham North project.
I must admit it hasn’t been all rainbows and skittles out here as we are finding deliveries down this long, steep, crushed rock driveway a challenge.
Don’t tell Bowens I said that because I keep saying “it’s not that bad” 😂🤪
In winter we are getting bogged, and now in summer it’s almost too dry to get any traction.
Anyway we soldier on…

Since last post we have had the brickwork we need up for the frame completed, structural steel installed, ground floor walls built and now we are almost finished the floor joists for the second storey of this home.
Next stage is to get the biggest dance floor 🕺 in Eltham down.
Then the upper walls will commence and this home will really start to take shape.

I’ll drop another post from here when the frame is complete.

Happy New Year from everyone at Dakota Homes…and apologies for the delay in posting. It’s been a busy start to 2023!

Welcome to another new job in Diamond Creek.
That makes 5 jobs less than 1 minute drive from my home.

This new one is more than 3 years in the making and it’s extra special to me because it will be our new family home when it’s completed.
I’ll keep you all posted on the progress throughout the year with maybe even some on-site vids from me.

As I plan on getting my hands a bit dirty on this one, it will definitely take longer than our normal builds.

See the great work Jim and Rick from RJLR have already done.
We have the site cut nearly complete and all the sleeper retaining walls in.
Next step for these legends is bored piers and the pool dig!
Yes, we are also building the pool- it’s only our 3rd pool build but with great tradies and suppliers, hopefully it will go smoothly….

All colours and materials will be selected by Shae our budding colour/interior designer, so if you like what you see, or even if you have any ideas, let us know.
We would love the input.
