1️⃣ Design phase. We start with a conversation about your land, lifestyle, and budget, then shape a concept around it. You'll see a detailed plan and cost breakdown before anything gets locked in.

2️⃣ Approvals and selections phase. Once you're happy with the plan and sign the contract, our in-house team manages permits, compliance, and the guided selection of your finishes and materials. A final plan review happens before construction begins.

3️⃣ Build phase. Construction starts, managed by one supervisor with clear communication throughout. Then handover, the keys, the walkthrough, the home we've built to standards we're proud to put our family name on.

Construction costs rose faster than inflation across five Australian states and territories in recent financial years. But for most future , budget blowouts don't come from the market. They come from 4 things hiding in the contract:

1️⃣ Provisional sums set too low. Allowances for site works and landscaping that balloon once work begins.

2️⃣ Prime cost items priced at the entry level. Tapware and fixtures are quoted at a minimum when the buyer wants mid or premium.

3️⃣ Site costs added after contract. Excavation, retaining walls, or rock removal were not properly assessed up front.

4️⃣ Variations without clear pricing. Small design changes during the build that add up fast.

A Complying Development Certificate (CDC) is a fast-track approval for straightforward builds that meet predetermined standards. According to the NSW Planning Portal, these can be issued in as little as 20 days, or 10 days under the NSW Housing Pattern Book pathway.

A Development Application (DA) is the path for more complex projects: heritage sites, flood-prone land, unusual designs, or anything that doesn't fit the CDC criteria. It's assessed by the council, with straightforward applications often taking around 40 days or more, and complex ones taking several months.
