A structural wellness check gives you clarity and confidence about the true condition of your home. It identifies hidden defects, highlights early warning signs, and confirms whether your structure is performing as it should.

A building tells you when it’s under stress. These common defects are early indicators of structural, moisture, or durability issues that should never be ignored:

Key Warning Signs to Watch For

Steel corrosion — Rusting reinforcement weakens structural capacity.

Masonry cracking — Movement, settlement, or moisture can open fractures in brickwork.

Plasterboard wall cracking — Often linked to frame movement or foundation shifts.

Paint peeling from moisture — A sign of water ingress or poor ventilation.

Slab floor cracking — May indicate settlement, shrinkage, or structural stress.

Wall gaps — Separation at junctions signals building movement.

Tree roots near footings — Roots can undermine foundations and drainage.

Broken drainage downpipes — Poor stormwater control accelerates soil movement.

Termite damage — Hidden structural weakening from timber loss.

Professional Insight
These defects rarely occur in isolation. When multiple symptoms appear together, they often point to underlying structural movement, moisture imbalance, or durability failure. Early assessment prevents escalation and reduces repair costs.
A small investment in knowledge today can prevent major repair costs tomorrow.
Strong homes start with informed homeowners.

Building Notices are issued by Councils when construction works don’t comply with the Building Act or were carried out without permits. If you receive one, don’t panic — the process is straightforward. A structural assessment, compliance review, and rectification plan are prepared and submitted to Council so the issue can be resolved properly and safely.
If you need help navigating the process, we can assist.

BIM really is the turning point when you want to move from abstract plans to a fully visualised, data‑rich building model — and your line captures that perfectly. The real value is that BIM doesn’t just show the project; it explains it.

Many homes across our communities were built at different times, under different construction standards. What may look perfectly adequate can later be found to be sub‑standard or non‑compliant, potentially affecting your property’s value.

Insurance providers are increasingly penalising homeowners with timber‑floored houses due to perceived fire risk. Yet elevated timber floors also offer a major advantage: increased freeboard, which reduces the likelihood of flood damage compared to slab‑on‑ground construction.

A structural site inspection can give you confidence and clarity about the true condition of your home and highlight any issues you should be aware of.

With the reduction in value of residential property happening at the moment, Many homes in what are considered more desirable suburbs are returning lower prices than recent highs

I am seeing more people buying a property to then knock down and rebuild, is becoming more prevalent. Is it better to buy a more expensive property and work with its faults or replace it.

An old home does not necessarily mean a bad home. A few cracks in your brickwork does not suggest, end of life. Most 20 year+ houses are not built to current standards. Those standards include stiffer footings and articulated masonry.

We however allow up to 20mm difference in level in any new slab. Most existing old floors are not that much different. The cracking in old masonry is in many cases, because no articulation joints are present. I have a mantra, " If you don't articulate your brickwork, it will articulate itself."

Retrofitting articulation joints can be done. This will allow the brickwork to move more freely. Sure, there will be changes in the timber structure, resulting in plaster cracking and doors & windows sticking. Adjustments can be made to allow for this.

If you are not sure which way to go in your future home direction, look at the bones, not just the price. You just may find your diamond in the rough.
