Inadequate bathroom and laundry ventilation is resulting in damp wet areas.

Mildew and mould results because air throughout the steamy room cannot flow through the entire room then out the exhaust chute.

People don't open wet area windows and chippies and builders think having a tiny gap at the door bases looks better... Well they're helping mould take over Geelong.

Exhaust fan over the shower and having enough opening at the door makes for much better flow and moisture control.

Two options:

Trim the bottom of your doors to have a decent ventilation gap;
Trimming the door means removing the door, trimming the bottom off, replacing the bottom rail of the door, and re-swinging the door. Approx 1hr per door and allow for damaging a wall or two while negotiating stairs and tight spaces to get it outside to work on.

Add a vent grill;
Adding a vent grill - Door stays on. Jig, router and 15 minutes it's done. Including clean up.

We need to do 200+ doors. Did 30 vent installs in a day last week.

Which way would you do it?
If you're paying? Yeah thought so đŸ˜‚

Heritage listed gate badly needed restoration

Many cases where old paint is doing more harm than good. Better off with no paint than failed paint like this permanently trapping moisture behind it

As often the case painter used regular polyester filler (i.e., Turbo Bog) which shrinks, sets rock hard, traps in moisture forever and it's over red rover. Top rail was a layer of cracked paint and bog with veins of rotten wood mud below.

Don't use regular bog - ever

Trim out all rot. Then more. Then some more timber, then more again. The treat it correctly, use the correct type of filler if you need to and be patient. Don't rush the process

Remember what I said about regular cheap bog? Don't use the stuff on timber

Cement sheet panel sections had outlived their stay

Cement sheet panelling (nooo it wasn't asbestos - calm down) was removed and replaced with Colorbond weather barrier (Sth facing), and merbau decking to match other side of the two wall sections

For straight line nail guidance that does not get in the way like string or a straight edge...it's all about lasers...and jigs

Don't forget the jigs!

These third storey Matrix express joints were executed very poorly.

No backing battens or Colorbond trims were installed behind any of the feature joints.

They just loosely put foam filler rod in the gaps, then caulked over it.

Completely failed within a few years. All four gaps were wide open and rain was going into the living room.

Without removing the Matrix the cost considerate method was to install aluminium cover strips over the gaps.

Rain was getting inside.

Carpet wet.

3rd storey apartment in town.

Very gappy badly installed weatherboards.

Zero window head, side or base flashings.

Zero external or internal weatherboard flashings / trims.

Batten cavity system done badly.

Removed it all, repaired rotten sections and re-weatherboarded it.

Reclad using direct to frame method for budget keeping.

All done the correct and safe way.

If maintained correctly won't leak for 20 years+.

Roof structure access door called it quits

New door and doorway components were prepared off-site to minimise on-site mess and disruption

Door sill drain catchment trim, head rain cover and side trims all designed to make the new door last a long time and minimise further decay of existing steel and timber.

Estimate 80% of weatherboards out there in Geelong were not installed correctly.

Not great for you building owners. It means that cladding fails early.

This means you're already behind the 8 ball from new.

Rain gets in behind the boards and standard maintenance can't keep up. Boards rot, framing rots and here we are.

Shout out to the great people behind the counters and in the yard at Barwon Timber and Hardware. They got these boards in extremely fast. Always leave there having a good time. It's people like them who make it fun and worth it. That and the incredible clients.
