Choosing a builder is one of the toughest decisions you'll make when building your home.

Most people start by looking at house designs and walking through display homes. And it's easy to imagine a perfect life in a display home. Everything is beautifully styled, finished, and upgraded, and it's easy to forget how different that finished home may be from the tempting base price that first caught your attention.

But in reality, the builder you choose will have a much bigger impact on everything that follows.

So what should you look for when comparing builders?

We've put together a straightforward guide covering the questions worth asking, from experience and inclusions to variations and exclusions, and who will be running the job and who you will be communicating with throughout the build.

If you're starting your build journey, we hope you find it useful.

NEW CONCEPT RANGE 🏡✨
Here's the thing about our concept designs: they're not meant to be picked off a shelf. They're starting points.

Most people can't picture a floor plan from nothing. It's genuinely hard to describe your dream home from a blank page. But it's easy to look at a real drawing and know exactly how you feel about it: 'I love that void over the stairs' or 'I definitely don't want my there.'

That's exactly what our Concept Collection is for. Whether you're full of ideas or you've got no idea where to begin, these designs give you something real to react to, and every reaction, whether it's a yes, no, or 'it's okay, but I'm not loving it', gets us closer to your ideal home.

Meet the collection: The Kildare, The Wexford, The Longford and The Kilkenny, four very different starting points, each fully customisable.

Have a look through and tell us what stands out, or what you'd change straight away. That's how we start…
