Little throwback to the other week on our slab day at Project Alonnah, Bruny Island 📍

This is the foundation for a two-storey shed home and everything starts here.

You only get one shot at 300 square metres of concrete going in on an island site, so getting a pour this size onto Bruny means coordinating every concrete truck around the ferry schedule and logistics.

One of our best performing articles right now, and if you are thinking about building in Hobart, it is worth reading before you talk to anyone.

Custom home builds in Hobart in 2026 typically sit between $3,800 and $4,500 per square metre. But those numbers only tell part of the story.

Two homes the same size, a kilometre apart in Hobart, can cost very different amounts to build. The gap almost always comes down to the block, not the house. Slope, soil, access, and local site conditions all play a significant role before a frame even goes up.

As Zak puts it: "Until we have looked at the block and understood the design, any number we give is pretty rough. The variables matter."

300 square metres of slab, poured on Bruny Island 💪

Zak shared the latest update on the slab day from Project Alonnah, our second build on Bruny - talking through the pour for a shed home that's about to go up.

This update includes;
- The 300 square metre slab going down on Bruny Island
- Concrete pump supplied by CJT, with finishing by Cowen Contracting
- The 7 day curing period before construction starts
- What happens next: mark out, then the shed structure going up over the following two weeks
- Why shed home construction suits clients looking for a faster, cost-aware build

We asked the Nomac Built team what their favourite part of Project Lumeah is... 🤩

Zak: the polished floorboards throughout.
Dean: the ironbark cladding.
Tom: all the reclaimed timber from trees cut down on site, used in the joinery.

Lumeah Road is heading toward handover by Christmas which is super exciting for us, looking forward to sharing more insight as the project nears completion as well as the finished result soon - stay tuned!

Project Lumeah, our first build on Bruny Island, is in the final stretch.

A fully custom kitchen by KT Joinery with 10 mm steel benchtops and reclaimed timber panels made from timber taken from the site, Tasmanian Oak floors by JD Flooring, and the deck and landscaping now being finished off. Handover to our clients is planned for Christmas.

Zak says: "As with any project here on Bruny Island, the logistical challenges always exist. This is vastly different to anything that we might be doing in the Kingston or Huonville area, where we have a Mitre 10 just down the road."

The team has been busy at our Devlyns Road project over the past few weeks.

Here's what's been done since we last checked in:
- Plastering: the high vaulted ceiling, arched doorways and square-set details, through to the attic loft
- Joinery: stone benchtops, vignette fronts and gold detailing framing the island
- Tiling: floors, feature wall, laundry and WC, in grey coppery tones hand picked by our client
- Electrical: fit-off including a big pendant light over the island bench, plus underfloor tile heating
- On site calls: an old doorway turned into an arched niche, with hardwood balusters coming next for the stairs and handrail

Over the next couple of weeks the team finishes off the fit-out and gets the kitchen operational.
