Old kosciuszko Road project has been selected for a few awards this year, people’s choice being one of them.

There’s a lot of moving parts that go into a project like this and a lot of emotion. It takes a strong collaboration between designers and sub trades to achieve a product you are remotely proud of and quite often you feel pretty empty once they are completed.

The peoples choice award is decided by the public and is designed so people vote on what house strikes them off first impression, the efficacy of people’s choice relies on people choosing which ever strikes them the most to choose honestly.

OKR window seat.

This window seat is placed in a corner with a north and a west aspect right next to the combustion fire.

In this project we pulled the windows inside the building 15mm and square set into the window frame to highlight the solid ash frame. Where the corner windows met we rebated the corner so it was a tight finish.

Window seat was custom made by in spotted gum with nice mitres detailing. We also got them to cnc the ducted air floor grills so we had a seamless floor finish, this was after many reiterations.

OKR duplex.

The majority of the cladding make up on the unit side of this complex is render on eps foam.

One of the performance positives of eps rendered foam is a continual insulative layer on the exterior. This essentially all but eliminates due point in your breathing cavity so that as the warm air from inside moves through your wall insulation and it passes through your external membrane it’s not hitting a freezing cold substrate causing condensation.

I think foam has its negatives as well but if you keep up the maintenance and install it correctly the negatives decrease over time.

When selecting render colour it’s always wise in our harsh sun to stick with the lighter colours.

OKR master ensuite.

Large format natural stone tiles with herringbone in the niche.

We made a blunder on this bathroom and learnt a lot. The tile supplier sent the right tile but in the wrong colour and we didn’t pick up on it due to having no process of checking off correct tiles.

The tiles got installed in the niche and another wall and the design team were adamant they had to be replaced which was a hard pill to swallow given the dead line. Ultimately the designer was absolutely correct in changing them and the end result was worth it.

These mistakes help to create procedures.

OKR guest bedroom.

This ground floor guest room carries the vj board from the foyer downstairs and sits really well with the solid timber windows.
