For older homes in Kyneton, this is a very common scenario. Homes built on timber stumps and bearers with minimal subfloor clearance and no damp proof course. Over decades, poor ventilation and rising moisture cause the timber subfloor structure to rot from below while the room above remains presentable.

You can live on top of it for years without any idea. With the subfloor now open at Piper Street, the opportunity is there to properly insulate against rising damp and deliver a home that is significantly more thermally stable and efficient than it has ever been.

What it often misses is everything that was left out of that lowest number to make it look competitive.

A burnished slab is a high-risk finished surface that's present from the very start of the build. Windows are more than a functional necessity, they’re architectural decisions that shape the feel of a space.

This room’s picture window isn’t just about capturing the view. It’s deliberately set low and wide to frame the landscape like a piece of living artwork, bringing in bushland tones and morning light without distraction.

On the opposite wall, the high awning window softens the space with a wash of afternoon light. A passive lighting strategy that keeps the room bright but never harsh.

Most people assume the first step is finding an architect or designer. It's not.

A qualifying build estimate is an early-stage cost picture, developed before detailed plans are finalised. It tells you what your project will realistically cost before a designer has drawn a single line, which means the plans that follow are shaped by what's actually achievable, not what looked good on paper.

Without one, it's easy to invest months and thousands of dollars into documentation that doesn't survive first contact with a builder's pencil.
