Wedge Street carport going in, with the ceiling detail already aligned to where the renovation is heading.

Shadow line joins, rather than standard beading or eave strips, keep this addition consistent with the 70s architectural language of the existing home. Building new work in the same visual register as the house it sits beside means the finished property holds together as one result, not a series of additions that each read as a separate decision.

Hayden Castle is on site at Piper Street with the first look at a new Impact Build project: a renovation and extension of a period home in Kyneton.

Renovating an older home alongside an architect-led extension requires decisions to be made well before anyone picks up a tool. Getting the builder into those conversations early means the cost and construction reality of every design choice is understood before it's locked in, which is how Impact Build approaches this kind of work from the start.

The Wedge Street project from the first auger holes through to plastered interiors and glazing installed throughout.

A lot of ground covered since those early groundworks, with the interior now taking shape ahead of fit-off.

Josh has just entered the final year of his carpentry apprenticeship — a milestone worth acknowledging for someone who's been part of the Impact Build team since the very beginning, when it was just him and Luke on site.

Watching someone grow from day one through to this stage is one of the more rewarding parts of running a building company. Josh brings consistent positive energy to every project and has done so from the start. Genuinely a great human to have on site.

The Wedge Street project is well into its interior stage - plastering complete, glazing in, with the kitchen space next on the to-do list.

Reframing within the existing structure at the Piper Street heritage project, new timber frame fixed directly against the original stone, creating space for insulation where there was none before.

The stone stays, the character stays, but the thermal performance of the space improves significantly.

Not every builder is the right fit for every project. The work that gets Impact Build most invested is the kind that requires more thought, more precision, and more coordination. The projects where the detail actually matters and where getting it right takes more than just turning up on site.

That selectivity isn't about being exclusive. It's about making sure the builder and the client are genuinely aligned before work begins.

In Victoria, any domestic building work over $10,000 requires a registered builder, not just a capable carpenter. The distinction comes down to licensing, contract obligations, statutory warranties, and Domestic Building Insurance that protects the homeowner if something goes wrong.

The latest article on our Resources page breaks down exactly what separates a registered builder from a carpenter, how to verify a builder's registration before signing anything, and why "fully insured" doesn't always mean what you think it does.

The Lauriston project from the ground up: concrete piers, framing, Pro Clima envelope, insulation, plastering, and Colorbond cladding now nearing completion on the exterior.

A lot of stages between those first poured footings and where it sits today.

Renovations offer a chance to rethink how a space actually functions, not just how it looks. Upstairs at the Piper Street project, Luke and the team are working through the bathroom layout: fixtures, fittings and joinery all being resolved on site before anything gets locked in.

Getting this right at the planning stage means the finished space works as well as it looks.
