Another positive outcome achieved.

Approval has been secured for works that required a carefully considered planning pathway to address the site's existing circumstances. Working closely with our client, we assessed the situation, identified the most appropriate approval strategy, and guided the project through the planning process to a successful outcome.

🎳 Strikes, spares and plenty of laughs!

Recently, the HDB team swapped planning approvals for bowling pins as we got together to celebrate the end of another busy financial year.

It was a great opportunity to step away from our desks, enjoy some friendly competition, and reflect on the projects, milestones and achievements we've shared over the past 12 months.

A big thank you to our team for their hard work, dedication and positive attitude throughout the year. Here's to another successful year ahead!

The NSW Department of Planning, Housing and Infrastructure has released the updated Local Environmental Plan (LEP) Making Guideline 2026 and Section 9.1 Ministerial Direction – Local Plan Making, which apply to Planning Proposals lodged from 1 July 2026.

The updates seek to improve clarity, consistency and efficiency within the NSW plan-making framework, while largely retaining the established Planning Proposal process.

Key updates include:

• A refined and standardised structure to improve usability and consistency.

• Simplification of Planning Proposal categories, with the previous classifications consolidated into Standard and Complex proposals.

• Updated guidance on Planning Proposal requirements, study requirements and consultation processes.

• New guidance regarding State-led rezoning pathways and concurrent Planning Proposals and Development Applications.

• A reinforced proportionate, risk-based approach to Planning Proposal preparation and assessment.

Key updates include:

• Replacement of the previous 54 Local Planning Directions, which were grouped under multiple Focus Areas, with a single Section 9.1 Ministerial Direction – Local Plan Making.

• The new Direction is structured around seven statewide priorities: Aboriginal Outcomes, Housed, Prosperous, Connected, Resilient, Liveable and Coordinated.

• Clearer guidance on how Planning Proposals should demonstrate consistency with Ministerial Directions through new Direction Principles.

Overall, the updated documents provide greater clarity and consistency for the preparation and assessment of Planning Proposals across NSW, while maintaining the established LEP amendment pathway.

HDB Town Planning & Design will continue to monitor these changes and provide strategic planning advice to support our clients through the evolving NSW planning framework.
