As a landlord, you may be legally obligated to inform your tenants if the property contains asbestos and to keep the home, including the asbestos, in good repair.

If a home was built before 1990, it can contain asbestos. But that alone is not a reason for someone to not rent the home. Asbestos becomes dangerous when damaged, disturbed or deteriorating. Informing your tenants about any asbestos can help them stay safe and help you meet your legal obligations.

You can’t tell if something contains asbestos just by looking at it, so you may need an asbestos professional to assess the property. The cost of asbestos testing and removal can be claimed as a tax-deductible expense.

Prevent the risk of exposure to asbestos and find out how to be safe. Before you start any work around the house, check if your home was built before 1990. If so, it can contain asbestos. Asbestos can be in many locations including external and internal walls, bathrooms, toilets and laundries, kitchens, roofs, fences, and garages. If you are renovating or repairing your home and disturb asbestos, causing it to spread to other homes in your neighbourhood, you may be liable for the clean-up cost as well as compensation.

Your home insurance and/or owner-builder insurance policy is unlikely to cover these costs, as most do not include asbestos related incidents.

It is often cheaper, easier and always safer to engage a licensed asbestos removalist. Licensed asbestos professionals have the training and equipment needed to safely handle, remove and dispose of asbestos.

If asbestos needs to be removed before you start work, use a licensed asbestos professional. In some circumstances the law requires it.

If you are planning to work on a property that dates back to the 1980s, don’t risk it and call an asbestos assessor for an assessment before you start.

Asbestos was commonly used in walls in homes built from the 1940s up until the late 1980s. If you're renovating, it pays to get an asbestos check first to make sure you aren't being exposed to deadly asbestos fibres.
