During a routine maintenance visit and while completing the surrounding asset survey required under AS 1851-2012, we noticed several electrical and fire cables hanging unusually low.
On closer inspection, we discovered the cables were close to a diesel fire pump exhaust. The radiant heat from the exhaust had gradually softened the cable and conduit, causing the cables to sag. Eventually, they came into contact with the hot exhaust pipe, resulting in the insulation melting onto the pipe and the cables being close to shorting.
This is a great example of why the surrounding asset surveys required under AS 1851-2012 are so important. While the fire pump itself was operating correctly and no faults had yet occurred due to the cables melting, the survey identified a potentially serious hazard that may have otherwise gone unnoticed and may have impacted other systems' reliability or safety if untreated.

Routine Service isn't just about inspecting the asset you're working on, it's about assessing the entire system, how it fits with the building and its surrounding environment. Taking the time to look beyond the obvious can prevent failures, improve reliability and ultimately keep people and property safe.

Proactive planning beats reactive panic every time.

A few years ago, we identified minor intermittent faults on two of a client's fire pump system control panels. The panels were still working but the signs pointed to a bigger problem down the track. Without action, a complete failure was only a matter of time.

Instead of waiting for that failure to happen, we gave the client a quote three years in advance.

Why? Because we believe fire protection isn't just about fixing what's broken, it's about helping clients plan ahead, budget realistically and avoid being blindsided by urgent, costly repairs.

That early conversation meant our client could:
• Plan the works around their own timeline
• Budget for the upgrade without financial strain
• Complete the replacement in a controlled way, on their terms
• Avoid the disruption and higher costs of an unexpected failure
