What Happens Next? A Simple Look at the Building Journey

The building process in Victoria has a clear structure, but most people only see the stage they are currently in, not the road ahead.
So here is the full picture, from the first conversation to handing over the keys.
Stage 1: Planning and concept
This is where your home starts taking shape.
We talk through your vision, your block, your lifestyle and what matters most to your family. We also look at the practical parts of your site, including orientation, access, soil conditions and any estate or developer requirements that may affect the design or cost.
Good planning at this stage helps avoid unnecessary changes, delays and surprises later.
Stage 2: Design and pricing
Once the concept is agreed, we refine the design, facade, inclusions and finishes.
Soil tests, surveys and relevant reports are completed, and we prepare a detailed quote that clearly outlines what is included, what is excluded and what may still need to be allowed for.
This gives you a much clearer understanding before you move forward.
Stage 3: Contract, permits and approvals
You receive your contract, specifications, drawings and supporting documentation.
From there, we work through the required permits and approvals, including building surveyor requirements, developer guidelines and any council or planning items that may apply to your land.
This stage can take time, but we guide you through what is happening and what to expect.
Stage 4: Construction and quality checkpoints
Once construction begins, your Site Supervisor coordinates the trades, materials and daily progress on site.
We complete internal quality checks at key stages, including framing, waterproofing and rough-ins, as the build moves through each major stage.
You also receive regular updates, so you are not left wondering where things are at or what is happening next.
Stage 5: Handover and beyond
At Practical Completion, we walk through your completed home together, answer any final questions and guide you through everything you need to know before handover.
You receive your keys, manuals and handover documentation, along with the support you need as you settle into your new home.
And if you have questions after handover, our team is still here.
The smoothest builds are usually the ones where the big decisions are made early.
Design changes, selection changes or variations after final plans are issued can create extra cost and delays. Not because anyone is trying to make the process difficult, but because every change can affect documentation, ordering, scheduling and construction.
That is why we encourage our clients to take the time upfront, ask questions early and make clear decisions before moving ahead.
As a guide, our single-storey builds typically average around 5 months from slab to handover, and double-storey builds around 7 months, depending on the site, design, weather, approvals and any changes along the way.
