The NSW Government just finalised planning controls across four new TOD (Transport Oriented Development) precincts: St Marys, Croydon, Belmore and Lakemba.
Unlocking capacity for more than 31,000 new homes near major train and metro stations.
Developers can now lodge applications immediately, with buildings up to 6 storeys permitted within 400 metres of identified stations. Fast-tracked approvals are active until 2027.
Across all 37 TOD precincts, the program is estimated to deliver more than 170,000 homes over the next 15 years.
For builders, this is one of the biggest near-term pipeline opportunities in NSW. But high-density urban builds come with a catch: tight sites, restricted access, and no room for inefficiencies.
