Congratulations to Calley on settlement and formal on her block in Baldivis! 🏡

Fun fact I’ve been working with Calley for the past 6 months to get her new home underway all online as she currently lives up North and last week was the first time we actually met in person! 😁

Whilst we caught up I managed to also take her through the exact design she’s building so she can get a feel for the layout as well!!

I’m so excited to be on this journey with you! Looking forward to your slab going down!! 👌🏾

I've seen people save for years, get ready to build, and then walk away because the numbers didn't make sense.

Not because they couldn't afford it. Because every conversation felt different.

One builder gave one number. Another gave a slightly higher one. Another said "we'll confirm that later." And now they're trying to compare things that aren't actually comparable.

So they go back to researching. Back to scrolling. Back to starting again. Week after week. And no matter how much effort they put in, they're not getting closer.

That's exhausting.

But the issue isn't effort. Most people I speak to are already doing everything right. Working full time. Saving. Trying to be responsible with money. They're not lazy. They're just missing a clear view of the full picture.

When someone lays it all out properly from the start, what's included, what's not, what could change, what the real number looks like, everything settles.

You stop chasing answers. You start making decisions. And that shift is what actually moves you forward.

DM us "CLARITY" and we'll lay out the full picture on a package you're weighing up.

If you don't want to get caught out by pricing, this is the one shift that changes everything.

Most people ask: "How much does this house cost?" It sounds like a good question. But it doesn't get you a clear answer, because it invites a starting price.

Instead, ask: "What's the full, contract-ready price for this exact build?" And then stay with that question.

If something's missing, ask again. "What's not included yet?"
If something's estimated, ask: "What could change later?"
If something's unclear, ask: "Can you show me the total if we include everything we'll realistically need?"

A lot of people hesitate to ask like this. They feel like they're being difficult, or they think they should already understand it.

But that's exactly where people freeze. Not because they're not capable. Because they've been handed pieces and expected to assemble the full picture themselves.

Better questions remove the pressure. Instead of guessing, you're getting clarity. And clarity is what lets you move forward without second guessing every decision.

DM us "CLARITY" and we'll give you the full list of questions to take to any builder.

This is the part no one explains clearly, and it's the reason most people get the price wrong.

There isn't one price. There are layers. And until you see all of them together, you don't actually know what you're working with.

Layer 1: Base price. The number you see advertised. The entry point.

Layer 2: Site costs. Depends on the land, soil, slope, drainage. Usually not locked in upfront, so you're working with an estimate, not a fixed number.

Layer 3: Inclusions. This is where it really shifts. What you see in a display home often isn't what comes standard. Benchtops, cabinets, lighting, appliances. You start selecting things that feel normal, and the price moves again.

Layer 4: Extras and compliance. Driveways, fencing, landscaping, council requirements. Things you'll need, but rarely included early on.

So when the price goes up, it's not random. It's not the builder changing things overnight. It's the full cost revealing itself, layer by layer.

Once you understand this, something shifts. You stop reacting to price changes and start expecting them. And that puts you back in control.

DM us "CLARITY" and we'll walk you through all four layers on your package.

Congratulations to SHALLEEL JONES on securing her first home in the amazing Ocean Hill

With limited land releases and a tight budget we almost threw in the towel. But 6 tries later we managed to secure her a block in her preferred location and design that works in her budget!! 🏡

I’m so excited to be on this journey with you! Congratulations again! 😁

Let me walk you through what usually happens next.

You start speaking to builders. At first it still feels simple. You ask questions, they give answers, you feel like you're making progress.

Then slowly, new things appear.

Site costs come up. "We'll confirm that after soil tests." Then inclusions get mentioned, and you realise the kitchen you saw isn't actually in the price. Then upgrades. Flooring. Air conditioning. Electrical.

And the number starts moving. Not all at once. In steps.

This is where it gets uncomfortable. Because now you're tracking a moving target, thinking: Is this normal? Are we being overcharged? Did we misunderstand something?

Eventually you land on a number that feels very different to where you started.

And that's the moment most people either pull back completely, or push forward carrying a lot of doubt.

Neither feels good. And neither is where you want to be making one of the biggest decisions of your life.

DM us "CLARITY" and we'll help you see the full number before you get to that point, not after.
