A new small retaining wall and a tidy up of existing pavers, made an access way down the side of this house much more usable, safer and pleasant to walk through.

This year slipped away quickly, and our Asset Building and Maintenance FB page did not get the attention it deserved.

Here are some photos of a kitchen refresh with all new custom made door and draw front replacements, a new tiled splash back, and a shiny new door handles, sink and mixer tap.

We reused the cabinet carcasses and benchtops to help manage the clients budget.

This is an Asset Building and Maintenance project from a few months ago. We installed new reeded, V Joint lining boards to the underside of the existing rafters of this country wrap around verandah.
We installed new larger verandah posts, and custom profiled the post edges to provide a detail in keeping with the style of the house.
We also sarked and insulated it as we went along to reduce the summer heat.
A fresh coat of paint to the walls, doors and windows finished off a very nice reno.
This has made a huge difference to the feel of this home.

Our new office assistant doing some printing at Asset Building and Maintenance Group.
I left the window open so he made a bed on the warmth of the printer.
We moved him on back out the window unharmed.
Got to love Ourimbah.

Asset Building and Maintenance Group recently replaced this country style rural property entry with a traditional post and rail fence and gates.

Chuncky new 250 dia treated posts, hwd fence rails and a pair of ledged and braced gates, with timber slide latch.

All constructed and installed by our skilled tradesmen, Rob, Stuart and Brad.

Here is a recent project Asset Building and Maintenance Group. has completed.
WHEELCHAIR ACCESSABLE PROJECT.
We worked in consultation with an OT (occupational therapist) and
converted an existing garage doorway into a code compliant, accessible wheelchair entry for a retired couple. Inside the roller door we built a new wall and sliding door, and a very inviting tiled porch, set back far enough inside to provide a storage area and charging station for an electric wheelchair, including a new power point. When the roller door is closed the wheelchair is secure and out of sight, but not taking up space inside the house.
To ensure easy access the roller door was fitted with a motor, with a remote control, no more pushing and shoving the roller door to get in, and at night or during bad weather, once inside the roller door can easily be closed with the remote, securing the wheelchair, and from outside it looks like nothing has changed, just like the old garage.

Inside the house we also installed a new wide doorway between living areas to allow easy walker, and if needed wheelchair access between rooms, and as the floor levels were different, we also made custom access ramps at a code compliant grade of 1 in 8, with a nonslip finish colour matched to the clients internal decor.

We also undertook some other works including replacement of some rotted timber windows, that were leaking and allowing some moisture to enter and causing some mold growth, now all sealed, dry, and no more mold.

I'm proud of our workers Stuart and Brad, and the care and consideration they showed to the client while undertaking this project.
I'm certain this project will make life safer, easier, and less chance of falls in the home for Phil and Kath, I wish you both well.
