Underwood Terrace | Project Commencement

Such a pretty street, with so many different types of Paddington terraces.

Our design team is getting started on the renovation of one of the early terraces along Underwood Street, dating back to the 1890s. We’re particularly drawn to its cantilevered balcony — a distinctive feature of Sydney’s terrace architecture.

The street itself has a long history, forming part of James Underwood’s estate before being subdivided in 1839.

We’re looking forward to carefully restoring, redesigning and adding a new chapter to this much-loved Paddington terrace.

Regent Terrace | Demolition! 🛠️

Renovation is officially GO at this lovely wide Paddington terrace!

It’s amazing what a difference a week on site can make. Demolition is well underway, opening up the house and creating the space needed for a thoughtful replan and the addition of a new internal lift.

With the old layers stripped back, we’re starting to see the home’s potential and prepare each space for its next chapter. New materials have also started arriving on site, so the transformation is already beginning to take shape.

Follow along as our design and build team brings this Paddington home to life. ➡️ ➡️ ➡️

Bellevue Hill House | Powder Room

A quiet moment of calm within a busy family home.

Thoughtful planning of the ground floor allowed us to introduce a new powder room, conveniently positioned just off the main living and kitchen areas.

The finishes were carefully selected to feel elegant while standing up to everyday family life. Limestone flooring, a natural stone basin and handmade tiles bring warmth.

Our favourite detail? The decorative wall lights. A small but considered addition that elevates the room and adds a beautiful layer of character.

It’s these thoughtful details that help make a home feel truly bespoke.

JDA Collective Offices | Interior Detail

t’s often the smaller details that make a space feel like home.

With an integrated design and build approach, we were able to consider everything from the overall planning through to details like the kitchen shelving and display areas. Designed to feel relaxed and welcoming, the generous kitchen and breakout space sits at the heart of the office, giving the JDA team a place to gather, entertain and host menu demonstrations and tastings for their hotel venues.

Industrial character, warm interiors and a workplace designed around people.

Edgecliff Apartment | Walk Through

We’re nearly ready to get started on site, with our pre-build walk-through happening shortly.

With views across Double Bay to the harbour, this project is about unlocking the apartment’s full potential while respecting its Art Deco character.

The existing floor plan is being reworked to create a more liveable, intuitive home, with the kitchen moving to a more central position and the bathrooms being refreshed.

The new interiors will bring together warm wool carpet, beautiful lighting, bronze and brass details, onyx stone and bespoke joinery — including a full-length dark timber shelving unit in the living room, designed to feel more like a piece of furniture than storage.

A thoughtful update, with plenty of character. 🤎

Lammermuir House | Progress Report

Where did all the old bricks go?

In the kitchen and master ensuite, the original chimney's will be carefully bricked up using some of the salvaged bricks from the former street-front shop.

New flooring is being built over the old kitchen, the lift shaft is taking shape, and the high ceilings are allowing our design team to introduce taller door frames and beautiful proportions.

What you don’t see are the huge structural beams supporting the house as walls and floors are carefully reworked. It’s a delicate balance of old and new, with plenty of skilled work happening behind the scenes.

Lammermuir House | Progress Report
There’s something pretty special about watching the structure of an old house emerge as the work progresses. At Lammermuir House, we’re uncovering layers of its history, including the incredible sandstone foundations, originally laid by hand.

Up on the living floors, huge structural beams are being installed to support the home, while floors are carefully being rebuilt.

It’s exciting to see the structure of the new home taking shape, while keeping its history front and centre.

We’re also giving the salvaged bricks from the old shopfront a second life across other Modify Homes projects — another small way our team is working to reduce waste and reuse what we can. ♻️

Gordon Terrace | Interiors

It’s all in the details. 🤍

Dusty pinks, eucalypt greens, olive tones, natural stone, brass accents and warm timbers are coming together to create a home that feels layered, welcoming and full of character.

Our clients are making the move from a contemporary home to this beautiful Victorian terrace, embracing its traditional charm while creating spaces designed for modern family life.

From finishes and fixtures through to the smallest details, our design team carefully curates every element and presents it as one considered scheme. It’s all part of our bespoke, integrated design and build process — making the journey from ideas to construction that little bit easier.

Ocean Avenue | It’s all in the details🤍

Our design team works closely with the build team throughout every project, researching, refining and resolving each element to ensure the final result feels considered from every angle.

At our Double Bay renovation, you can see this in the elegant joinery selections, speciality wall finishes and subtle touches, such as the coloured shelving inside the wardrobes. Just as important is the preparation work that happens behind the scenes, creating the perfect foundation for the finished spaces.

There’s plenty more detailing to come over the next few weeks — the icing on the cake!
