What can you fit on a 12.5 metre wide block?

More than you might expect.

Our Aspire 34 is a thoughtfully planned double storey home offering approximately 318.1m² of living and functional space, with four bedrooms, 2.5 bathrooms, a double garage and the flexibility to accommodate a fifth bedroom.

Downstairs, the kitchen, dining and family areas connect naturally with the alfresco, while a separate multi-purpose room and dedicated study provide additional spaces for everyday living.

Upstairs, four bedrooms are complemented by a breakout room and rumpus, giving everyone room to relax, entertain or enjoy some privacy.

The real advantage of building upwards isn't simply adding more bedrooms. It's creating space for the way your family lives.

A quiet place to work. Somewhere for the kids to spend time with friends. Comfortable living areas that don't have to serve every purpose.

The Aspire 34 offers:

• Ground floor: 142.3m²
• First floor: 124.5m²
• Double garage: 32.4m²
• Alfresco: 16.5m²

At Michaelangelo Designer Homes, our designs are a starting point. We can personalise the layout to better suit your block, lifestyle and individual requirements.

A staircase is structure before it is anything else.

Open-riser timber treads and glass balustrades create a sense of openness, but achieving that appearance requires careful structural planning.

The supporting steelwork, tread connections and glass fixings all need to be considered well before the finishes are installed. Even the lighting beneath the treads needs to be coordinated early, with wiring concealed within the construction.

In this Hurstville custom home, the staircase does more than connect two levels.

On a narrow block, maintaining natural light and uninterrupted sightlines can make a significant difference to how a home feels. The open-riser design allows the entry and adjoining spaces to remain visually connected without the bulk of an enclosed staircase.

It is a good example of architectural design and practical construction working together.

Brick does more than you might expect in an outdoor space.

In this Hurstville alfresco, charcoal face brickwork wraps the walls rather than stopping at a single feature.

The contrasting white mortar joints give the dark brickwork definition and texture, while the warm timber-lined ceiling balances the darker finishes.

The outdoor kitchen completes the space, with timber-look cabinetry, stone benchtops and a built-in barbecue.

It's the combination of materials that makes this feel like an extension of the home, rather than simply a covered outdoor area.

Two years of approvals before a brick was laid.

This Hurstville home sits on a block affected by overland flow.

Before construction could begin, the flooding and stormwater strategy had to be resolved with Council.

The consent was issued as a deferred commencement — approved in principle, but not operative until the stormwater requirements had been satisfied.

Eight months passed between determination and the consent becoming operative.

For the owners, it meant a long wait.

What it gave them was certainty that the site constraints had been resolved before construction began.

None of that is visible in the finished home. That is the point.

“Nothing has been compromised.”

Those are the words that stand out to us in this feedback from our Hurstville clients.

This custom home was built on a constrained inner-south Sydney block, where getting the outcome right meant working carefully with the site, the design and the details rather than allowing the block to dictate the quality of the finished home.

From the overall planning through to the joinery, finishes and construction detailing, every element had to work together.

The result was a home our clients felt reflected the standard they expected — and feedback we're still proud to look back on.

Hurstville. A tight inner-south block, but a home that doesn't feel constrained by it.

In the kitchen, Polytec Notaio Walnut Woodmatt runs floor to ceiling, allowing the full-height cabinetry to read as one continuous joinery element rather than a collection of cupboards.

The lighter stone island provides contrast and keeps the centre of the room visually open, while the cooking zone is recessed into the rear wall, with integrated lighting adding depth without competing for space.

On a narrow block, every design decision affects how the home feels beyond its actual dimensions.

Where you look. How spaces connect. Where joinery stops. Where light enters. What you see through to the next room.

Narrow blocks are won in the sightlines, not in the square metres.

A single-storey home can still have presence.

At this Claremont Meadows home, the sandstone entry blade extends beyond the roofline, introducing height and drawing the eye directly to the entrance.

Rather than competing with it, the rest of the façade is deliberately restrained — a charcoal roof, timber-look garage door, rendered elements, dark aggregate driveway and considered landscaping.

Then, as the light changes, the sandstone takes on a different character.

Integrated lighting brings out the natural variation in the stone and turns the entry into the focal point of the home after dusk.
One strong feature. Everything else working around it.

A fixed-price building contract doesn’t necessarily mean every cost inside it is fixed.

Prime Cost allowances and Provisional Sums have legitimate purposes.

They cover items that haven't been finally selected, or work where the exact scope or cost can't yet be determined.

The important question isn't simply whether your contract contains allowances.

It's what they cover, how realistic they are, and how much of the contract price is still capable of changing.

A low allowance can make the starting price look attractive — until the actual selection or cost is known.

So when comparing building proposals, don't just compare the number at the bottom.

Read the allowances before you read the total.

We've explained what to look for before signing a fixed-price building contract:

Prime cost items and provisional sums are how a fixed price quietly moves. A Sydney builder on what can be fixed before you sign, and six questions to ask.

What can you actually fit on a 10-metre-wide block?

More than you might think — if the floor plan is designed around the constraint rather than squeezed into it.

Our Genesis 18 is a 170.8m² single-storey design created for a 10-metre-wide lot, with three bedrooms and a layout that still provides separation between living and private spaces.

The main bedroom sits privately at the front with its own walk-in robe and ensuite. Bedrooms two and three are positioned further back, while the kitchen, dining and family areas come together as one open living zone connecting directly to the alfresco.

There’s also a separate multi-purpose room — valuable extra space for a home office, second living area, kids’ zone or whatever the household needs it to become.

But designing for a narrow block means making deliberate choices.

Here, the single garage helps preserve usable floor area and allows the home to retain both the multi-purpose room and alfresco. Move to a double garage on a block of this width and something else generally has to give.

That’s why we look at the whole floor plan — not just the façade.

Have a narrow block and wondering what could work on it? Talk to us about adapting one of our designs to suit your land, lifestyle and priorities.

Glenmore Park, 2007. Where it started.

The first home built by Michaelangelo Designer Homes.

Nearly two decades later, it’s a reminder that the decisions made during construction have a life well beyond handover.

Styles change. Materials change. Homes evolve.

But good construction has to stand the test of time.

This was the first chapter for Michaelangelo Designer Homes — and the same belief in building properly continues today.
