Currently working on a Backyard transformation for a client wanting to create a Wellness Studio in their backyard that could one day convert to a studio dwelling. How Much Does a Granny Flat Cost in Perth? (2026 Guide)
One of the first questions we get asked is:
"How much does a granny flat actually cost?"
The honest answer is... it depends on your block, your design and the level of finishes you choose.
As a general guide for a quality, custom-built granny flat in Perth:
- 1 Bedroom – From $130,000
- 2 Bedroom – From $165,000
- 3 Bedroom – From $210,000
Don't forget to budget for site works.
Depending on your property, you'll also need to allow approximately $20,000–$30,000 for items such as:

Perth, your 700sqm block just got a whole lot more valuable.

The WA Government has just announced the biggest shake-up to the Residential Design Codes in decades, and it’s opening the door for over 50,000 Perth homeowners to subdivide.

The change: the minimum lot size for subdivision on R20-and-under zoned land drops from 900sqm to 700sqm.

What that means for you:

- Build a second dwelling and subdivide off the new lot to sell
- Keep both titles and rent out the second dwelling for extra income
