Hooray, finally after many years of asking, the WA government have changed the rules:
From 1 July 2026, For applying for a shire building license the threshold for when a building contractor is required will increase from $20,000 to $50,000 for building work for a Class 10a building such as a shed, private garage or carport.
The current $20,000 and over requirement for applicable building work will be retained for other types of building work like Granny Flats, Shed houses etc (Class 1A) requiring building contractor registration (owner-builder or a registered builder).
Building approvals
There are no changes to building permit requirements.
BA1 and BA2 building permit application forms include a tick box field for different types of builders, including “other (building work under $20,000, or where a registered building contractor is not required)”, this can be used for circumstances where a registered building contractor is not required.
