Greenwood Homes and Granny Flats have been building Granny Flats for over 25 years now. We first started building “outbuildings” well before the complying development legislations were introduced in 2009. Outbuildings were one of many

timber garden products we offered along with an extensive range of retail timber products and onsite design services. Being one of the first treated timber retailers to open its doors in 1977, we have continued to utilise treated timber throughout all of our projects. Being a family run and owned business from your local area, we understand the importance of customer service and “a good job”. Word spreads fast and therefor we treat every project as if we were building our own home. With Greenwood Homes and Granny Flats, your Granny Flat will not simply be just another job. As a smaller local builder every job counts ensuring you will receive a much more personalised and professional service. Unlike other companies who prefer prefabricated products, we design and build your granny flat from the ground up onsite just as you would any normal house. We work with you to ensure you receive a design that suits your property and tastes. All our timber materials are treated pine and exceed the Australian Building Codes and the Australian Standards for Timber Framed Construction AS 1684. Further to Granny Flats we will also build new homes and ground floor renovations. We specialise in building on difficult sites including steep slope, bushfire and flood zones. We take pride in delivering a product that represents quality in its inclusions and materials, as well as workman ship that we can be proud of. Our areas of service are the Northern Beaches of Sydney, North Shore and Hills District, The Central Coast of NSW and Hunter areas.

Renovations can be a complex and disruptive process, often having a significant impact on your day-to-day life. Without a clear and comprehensive quotation, costs can quickly exceed the original budget. That’s why selecting the right builder is so important.

Do they have the relevant experience? Can they demonstrate a proven track record with similar projects? Are their quotations detailed, transparent, and inclusive of all necessary items? And perhaps most importantly, do they clearly outline where additional costs may arise?

I always emphasise to my clients that it’s not just the inclusions that matter — it’s the exclusions you need to look at carefully.

An Australian federation style granny flat built in Bonnells Bay NSW. Our client came to us with specific design requirements and that was to build a granny flat with olden day federation character. Some of those features were federation style windows, chair rails to the interior wall, decorative cornice, some reclaimed doors and vanity in the bathroom amongst other details. We specialise in custom built granny flats and difficult builds. We can build from your plans or have full design and approval packages available.

Approved! This one has taken a year to get approved however it means our record of never having a DA rejected by council stays firm! 100% DA success rate! We are happy with that. Of course it comes down to understanding what you can and can’t put through council. This will be our biggest build yet and we can’t wait to get started in the coming months.
