Here are some of my TOP tips that you need to know! 🌟

Never stop SAVING even after hitting your deposit goal! There are many extra costs that you may not realise after a deposit such as unexpected costs, furniture and even upgrades. 💰

Picking the biggest building company doesn’t guarantee a perfect build! We focus on customer satisfaction and providing you with the best experience over having a cheaper, low satisfaction build. Choosing a team that you trust is the way to go!

Really think about your ideal home design. Before you head to our display homes, I suggest making a list of your non-negotiables. Clearly outline what you do and don’t want. This will give you a better idea of what designs to look at and start the process of what you would change when you come to the showroom!

Know what you’re signing up for! The last thing you want is to sign up with a builder and be surprised by hidden costs. Most first home builders aren’t aware of site works and are often hit with unnecessary costs. We are completely transparent, making you aware of any extra costs there may be. I am always honest with all of my clients as this is what creates an amazing home building experience for both of us!

The building process! 🏠

Have you heard some advice from friends but are still lost as to where to start?

🌟 Lucky for you this is my job!

I help you through the ENTIRE building process step by step, so you know exactly what takes place.

In the Ross North Fast Track Process, these simple steps take you from a dreamer to a developer in a streamlined and efficient way.

With the first 1-8 steps we:

- Make the initial meeting to discuss your ideas finding the right development potential for your build.
- The obligation-free feasibility is prepared to give you our recommendations on how to move forward.
- Our design team will create a sketch to maximise your property’s potential. Once agreed upon we will then provide detailed costings.
- Further detailed plans are prepared to submit for local authority approval.
- We gain approval from local authorities.
- Now we start with more detailed drawings including colours, materials, fixtures, and any last-minute alterations.
- With everything in place, we submit your plans for the final Shire Approval.
- We then order all materials and begin a site start.

There are so many ways that you can bring this space to life that fits into the rest of your home.

I absolutely love keeping spaces like this very white as it complements the natural light while giving a great contrast to the darker elements. – It’s both striking yet oozes minimalistic luxury! ✨

…When it comes to size it also delivers! 🤩

The trick is incorporating the bathtub inside the shower. – This gives you the best of both worlds for easy clean up when the kids get extra messy.

What tile trends may we see this year? ✨

In our bathrooms or kitchens, the trend of vertical tiles. linear lines has really taken off!

This slimmed and vertical version of the standard white tiles gives a new and captivating look to a space.

😍 I love how it brings a modern feel to a bathroom while also keeping it simple with the all-white look.

Analysis paralysis and decision fatigue. Do you face this issue when building? 😖

I see so many of my clients go through this cycle of overthinking and not being able to make a final decision.
Many of us want the perfect home and think that means having everything they want even when they don't have the budget for it..

👉 To build a home that you love you may need to compromise on certain things and set realistic expectations.

For example, your budget may only allow for a smaller backyard but you’re wanting to add a pool, alfresco area and also fit a large garden.

We can make it work with whatever budget you have, however, there will be a limit with what you can achieve with a certain budget. Maybe a compromise of choosing 2 will leave you satisfied with a beautiful outdoor space. 🌳 I promise, you will still feel like you've built a home you love! ❤️

You can always change and alter things later but if you are caught up in the planning then you may not even make it past this stage which can ruin this whole experience for you!
