There’s a point in the design process where a home has taken shape on paper, but there is still plenty of opportunity to refine it.

For us, this is one of the most important times to have the builder involved.

Once concept plans are finalised, we sit down with our clients and work through them in detail - looking at the home within the context of the entire build.

We talk through the site, services, materials, finishes and the decisions that will ultimately influence how the home is built. Then we review the plans through a builder’s lens, looking for anything worth resolving or refining before the project progresses further.

And importantly, this is also when we prepare a Preliminary Build Estimate.

It gives our clients a solid indication of likely build costs while there is still time to make informed decisions - rather than discovering much further down the road that the home they’ve fallen in love with no longer aligns with their budget.

Good design isn’t just about getting the plans right. It’s about bringing the right people into the conversation at the right time.

A few weeks ago, we shared some of the decisions we made when building our own acreage home that, with the benefit of 16+ years of experience, we’d do very differently today.

But the truth is, we also got a lot right.

Some of those decisions cost us more at the time.

Some required us to think beyond what we needed in that moment.

And some have simply proven their value after years of kids, dogs, changing seasons and everyday family life.

From stretching the budget for the right piece of land and investing in quality materials, to creating flexible spaces and planting trees we knew we wouldn’t fully appreciate for years - these are the decisions we’d happily make all over again.

And perhaps that’s one of the greatest lessons our own home has taught us.

When you’re building on acreage, it’s worth thinking beyond the home you need today.

Think about how your family might change. How the landscape will evolve. Which materials will stand the test of time. And which decisions you’ll still be grateful you made 10, 20 or even 30 years from now.

Because some of the best decisions you make when building a home aren’t the ones you appreciate on handover day.

They’re the ones that continue to prove themselves for years to come.

If you’ve followed us for a while, you could be forgiven for thinking we only build acreage homes.

The truth is, we do both.

In fact, some of our favourite projects have been built on standard residential blocks - including one that’s currently under construction, and one of the most recognised homes we’ve ever built.

Our love of acreage living began long before AMC ever existed.

When we (Aaron and Susie) built our own acreage home, Aaron was a carpenter (not yet a registered builder) and Susie was still working as a Physio.

And after living in our acreage home for more than 16 years, we’ve had plenty of time to reflect on the decisions we got right - and the ones we’d make differently if we had our time again.

Acreage is not simply a larger residential block.

Every property comes with its own planning requirements, access considerations, services, vegetation, views, exposure and infrastructure needs.

Each of these can influence where a home should sit, how it should be designed and what it may ultimately cost to build.

This is exactly why our initial onsite assessment looks well beyond the home itself.

Ideally, these conversations happen before design begins - and where possible, before the land is purchased.
