This job in Abbotsford, Victoria was not straightforward from the moment we arrived.

Failed conventional underpins and years of water ingress from poor car park drainage had compromised the brickwork to the point where Council had declared the area unsafe and closed it to the public. The risk of brickwork falling onto a public area meant this could not wait.

Before a drill went in the ground, Raise and Relevel obtained the necessary permits from Metro Trains and the City of Yarra. Once approvals were in place, we drilled through the existing failed underpins and supported the structure to a depth of three metres. Cracks were closed to a level that allowed helibars to be fitted, and a bricklayer will return the facade to new.

The Council closure has been lifted. The building is safe to operate. The public car parking area will be reopened. Metro Trains and the City of Yarra are now also upgrading the drainage to ensure the conditions that caused this do not return.

Cracking to interior render is one of those things that is easy to dismiss until you realise it keeps coming back no matter how many times it is patched.

In this case weak soils beneath shallow footings had been unable to adequately support the structure above. The ground needed to be consolidated before anything on the surface could be properly addressed.

Keyhole resin injection was carried out at multiple locations and varied depths with the structure monitored throughout for lift and movement. No significant disruption to the existing structure. Ground conditions beneath the footings measurably improved. Partial closure achieved on interior cracking.

How many times have you filled the same crack? If the answer is more than once, the ground beneath your home is still moving and no amount of filler is going to change that.

Patching and painting a crack caused by foundation movement is like putting a bandage on a melanoma. You are treating the symptom and ignoring the cause. It always comes back.

Poor site drainage does not just affect your garden. Over time it compromises the ground your home sits on.

That is what happened here. Water had nowhere to go and the soils beneath the foundations paid the price. Significant settlement followed and the structure began to show it.

A large factory complex with broken and sinking slabs, large voids beneath the concrete, and standing ground water in the damaged areas.

Not straightforward. Done properly regardless.

High density proprietary resin was injected across multiple locations to stabilise the ground, fill the voids, and raise the slabs back to their original levels. The slabs were cut where necessary to aid the lifting and levelling process. Massive volumes of standing ground water were evacuated from beneath the damaged areas, leaving the ground in significantly better condition post consolidation than it was before we arrived.

An unusually dry summer in South East Queensland pulled moisture out of the clay beneath this home faster than it could recover. As the clay dried and shrank, the ground beneath the footings lost its bearing capacity and the structure began to move.

Cracked brickwork and widening gaps around the window reveals were the result. Both are telling signs that the ground beneath your home has shifted.

Raise and Relevel injected resin at multiple points between one and two metres depth, completely re-engaging the footing footprint and restoring the ground bearing capacity beneath the structure.

Levels returned to within 3mm. Crack and window reveal closure of 90 to 100 percent achieved.
