Damaged pipes beneath the footings and reactive soil were working together against this home, and the cracking across the walls and cement render was the result.

Keyhole resin injection was carried out beneath the footings at multiple locations to depths between one and two metres, consolidating the ground and supporting the structure. Structural props were used to aid the lift as the injection progressed.

A good lift was achieved with some slight crack closure as a result of the structural support during the process.

The structure is now adequately supported, meaning the remaining cosmetic cracks can be patched with confidence they will not return.

Fixing the ground first is always the right order of operations. Cosmetic repairs only last when the cause beneath them has been addressed.

A failed retaining wall on the neighbour's side and tree roots on the property were working against this home from two directions at once.

Settlement had spread across the house columns and slabs as both issues compromised the ground beneath the structure.

With the home being two storeys, any lift had to be carried out with precision. Get it wrong and you risk throwing the upper storey out of level while fixing the ground floor.

Deep injection was carried out beneath all column pads and footings, achieving up to 20mm of lift without compromising the levels on the second storey.

The internal slab was then lifted and relevelled to remove the trip hazards that had developed throughout the home.

All levels restored. Glass panels safely seated back into their frames. Fresh paint is the only thing left to finish the job.

A working business cannot afford to close its doors while structural repairs take place. This physio clinic did not have to.

Support walls had failed due to a compromised stormwater system that had been directing water beneath the structure over time.

Constant water ingress eroded the ground support until the walls began to fail. The challenge was delivering the fix without disrupting a clinic that needed to stay open for its clients.

Full resin injection to two metres depth was completed in a single day. Acrow props were used to realign and straighten the walls, with helibars placed throughout for additional strength.

All permits required for the project were obtained and managed by the Raise and Relevel in-house team.

When a building from the early 1900s goes through an extensive renovation, the foundation has to be ready for loads it was never designed to carry.

Every wall required full structural support before works could begin, including two party walls shared with neighbouring properties.

All council permits were obtained and managed by the Raise and Relevel in-house team. The delivery plan was developed under engineering instructions and executed in close coordination with the contracted builder.

Resin injected to depths of two and two and a half metres across every wall. Full scope delivered in three days without a single delay to the client's renovation schedule.

This home had two problems working against it at the same time.

Extensive trees on site had been drawing moisture from the soil beneath the footings for years, causing the ground to dry and shrink. Poor drainage was doing the opposite, keeping water pooling near the foundation and softening the soil. Together they had caused significant settlement across multiple walls of the home.

With a renovation planned, the foundation needed to be sorted before a single wall could be touched.

Resin was injected along various walls to depths of two metres, lifting the structure by up to 15mm and correcting doors and windows that had been thrown out of alignment by the movement. The client has since removed the trees and will upgrade the full stormwater system post injection to make sure the conditions that caused this do not return.

Home stable. Doors and windows operating correctly. Renovation can now proceed with confidence.

A gap between your driveway and the boundary fence is not going to close itself.

Drying clay beneath the slab had been losing its integrity over time, allowing washout through widening joints and pulling the driveway away from the blockwork boundary fencing. Left any longer it becomes a more significant repair and a genuine trip hazard at the entry point.

Slab lifting and deep injection were carried out beneath to ensure the driveway has the ground support needed to handle ongoing traffic loads. Permanent fix. No replacement required.

A hardstand slab under constant heavy traffic loading has very little tolerance for failed joint seals. Once water begins getting beneath the slab through broken joints, the ground support deteriorates quickly and the slab begins to rock under load.

Left unaddressed, a rocking slab causes progressive damage to the joints, the slab edges, and the ground beneath until the repair scope grows significantly.

Raise and Relevel supported the slab to one metre depth, stitched and sealed the joints to stop further water ingress, and returned the hardstand to full operation with no rocking and complete ground support restored.

If your hardstand, factory floor, or commercial slab is showing movement under load, it will not improve on its own.

Water runoff from a neighbouring property should not become your foundation problem. But without proper drainage management it often does.

In this case years of water runoff from adjoining properties had been saturating the ground beneath the footings, gradually reducing the soil's ability to support the structure above. By the time the cracking appeared across the external brickwork, the subsidence was already well underway.

Keyhole resin injection was carried out at multiple locations along all affected exterior areas at varying depths, improving ground conditions beneath the footings and achieving lift and stabilisation throughout.

Significant crack closure was achieved on the day. The client left with not just a stable foundation but the peace of mind that comes with Raise and Relevel's extensive warranty backing every job.
