The best thing about working from the back of the block is that you can actually leave.

Not the house. Just work.

A purpose-built studio does what a spare bedroom never quite manages:

- Power, data and a split system that handle a full working day
- Room for a desk and a sofa bed, so it earns its keep on weekends
- A door that closes on the laptop at 5:30
- No video calls with the laundry in frame

And unlike a shed conversion, a properly approved secondary dwelling adds genuine, usable floor space to your property rather than a structure you have to explain later.

What would you use yours for — office, studio, guest room? Tell us in the comments.

They're not leaving yet. Rent is what it is, and a deposit doesn't save itself.

A granny flat quietly changes the arrangement from "still living at home" to "living independently, close by".

What that actually looks like day to day:

- Their own front door, kitchen and bathroom
- Space to have friends over without it becoming a family event
- A real address for a lease, a licence and the bills
- Everyone keeps their privacy, including you

And it outlasts the arrangement. The same building becomes a rental, a guest space, a home for a parent later, or somewhere for you to downsize into without leaving the street.

Design. Approval. Construction. Three stages where granny flat projects usually come unstuck, because three different companies are handling them.

01 Design — a custom floorplan drawn for your block, not pulled off a shelf
02 Approval — we prepare and lodge it, and we deal with the certifier or the council
03 Build — fixed price, one point of contact, one team accountable for the result

When one company owns all three, nobody can point at anybody else when something slips. The designer can't blame the certifier. The builder can't blame the designer.

That's the whole idea behind how we work, and it's the single biggest reason projects run to plan.

"Turnkey" isn't a regulated term. Two builders can both use it and mean very different things by it.

Before you compare prices, ask whether these are in the number:

- Site works and excavation
- Water, sewer and power connections
- Approval and certification fees
- Flooring, blinds and appliances
- Driveway, paths and landscaping

A quote that leaves three of these out will always look cheaper on the day you sign. It just moves the cost to later in the build, when you have far less room to negotiate.

We put the lot into a Fixed Price Tender, so you can compare like with like and know what you're paying before work starts.

Most blocks can take a granny flat. Some can't, and it's much better to find out in week one than after you've paid for plans.

Six things we check before anyone draws anything:

1. Lot size and width — 450m² is the threshold for the complying development pathway
2. Sewer mains and easements — building over them is a problem you want to find early
3. Flood-prone land — can push you from a CDC across to a DA
4. Bushfire rating — affects construction standards, and the budget with them
5. Heritage controls — conservation areas come with their own rules
6. Trees and slope — protected trees and the fall across a site both shape the design

None of these are automatic no's. They're things that change the plan, the price or the pathway, and each one is easier to solve before the design is locked in.

A granny flat doesn't have to be a separate building in the backyard. Under the NSW Housing SEPP, a secondary dwelling can be located within, attached to, or separate from the main house.

- Detached — a standalone home in the backyard. The most common, and usually the easiest to design around.
- Attached — joined to the existing house, sharing a wall. Often the answer on a narrow block.
- Within — created inside the existing home, such as converting a garage or a lower level.

Each one changes the cost, the services and sometimes the approval path.

There's one detail worth knowing if your block is under 450m²: a secondary dwelling located entirely within an existing house is the exception that can still use the complying development pathway.

Which one suits your place? That's exactly what we work out at the site assessment.

"Don't I need to add a car space?" It's one of the most common questions we get, and the answer surprises people.

The Housing SEPP does not require additional parking for a secondary dwelling in NSW.

Two things worth knowing before you file that away:

- If your build would remove existing on-site parking, check your original development consent and talk to your council first.
- Councils can apply their own controls in particular areas, so it's always worth confirming for your specific address.

That's one less thing standing between your backyard and an extra home on it.

Two granny flats, same design, same street. One is approved in weeks. The other takes months. The difference is the approval pathway.

CDC (complying development) is a combined planning and construction approval for straightforward builds. If your block and your design meet every standard, a council or an accredited certifier can issue it. NSW Planning says these can be determined in as little as 20 days.

DA (development application) is assessed by your local council when the proposal doesn't meet all the complying development standards. NSW Planning puts the average determination time at 70 days.

Neither one is better. CDC is faster when you qualify. A DA gives you room to move when your site is unusual, whether that's flood-affected, heritage-listed, battle-axe or steep.

Knowing which one applies to your block changes your whole timeline.

Send us your address and we'll tell you which path you're likely on.

Downsizing doesn't have to mean leaving your neighbourhood, your garden or your friends down the road.

Some homeowners build a granny flat, move into it, and let the main house work for them. That might mean family moving in, or renting it out.

Why it appeals:
• Less house to clean and maintain
• Stay close to your shops, your GP and the people you know
• A home designed for this stage of life
• You keep your property

Everyone's situation is different, so get financial advice before you decide. When you're ready, we'll help you explore what's possible on your block.
