What does an Fixed price contract mean?
This is a fixed amount based on the approved plans and specifications of finishes.
The builder will give you all his Prime Cost allowances for wet area fittings for example tiles, taps, toilets, basins, vanities etc.
He may also use a Provisional Sum for foundation piers and excavation. This should be fairly accurate amount based on Geotech survey of the building site.
The only time a fix price contract can change is if the client makes changes. Or if the geotech site assumptions are incorrect.

What does COST PLUS stand for?
The invoice cost of the particular trade plus builders margin.
Why do most builders push for cost plus construction?
The simple answer is they don’t have the experience to give you exact estimate on construction cost. Either the job is unusual or has too much detail. Sure the builder will give you a budget that he thinks he will try to meet. But there is no incentive to meet the budget. Remember the higher the cost the more the builder makes.
What are the disadvantages of using cost plus construction?
You don’t know what the build cost will be until the end.
The construction will take longer due to the fact that the builder will need to get 3 quotes.
The overall construction finish can’t be guaranteed to be finished to a high standard, because of the possible use of trades that haven’t been used before.
Please keep in mind that the trade pool in Sydney are limited in an overly heated construction industry.

What are the advantages?
I’m not sure if you take in all of what I’ve written down there isn’t an advantage, for the consumer atleast.
