SAINT MARTENS | It was a pleasure to attend today's topping out ceremony for Saint Martens, marking an important construction milestone for this boutique luxury residential development in the heart of Mosman.

Developed by Toohey Miller and delivered by Dilcara, Saint Martens is taking shape as a premium collection of residences positioned within one of Sydney's most sought after harbourside neighbourhoods. Located on Military Road, the project combines contemporary design, high quality finishes and a strong connection to both Mosman Village and the surrounding harbour setting.

The development will deliver seven luxury residences and a ground floor retail tenancy, creating a refined residential offering within a tightly held and established community.

Goldfish & Bay is providing Hydraulic, Mechanical, Electrical, Wet Fire and Dry Fire engineering design services for the project, working closely with the broader consultant and construction team throughout delivery.

Congratulations to Toohey Miller, Dilcara, David Hicks, Dangar Barin Smith Pty Ltd, Kindarch and the entire project team on reaching this significant milestone. We look forward to seeing Saint Martens continue to progress towards completion.

BAIA is helping shape the next chapter of Rhodes East's transformation, bringing new homes, retail and community infrastructure to one of Sydney's most significant waterfront renewal precincts.

Developed by Meriton Group and designed by Plus Studio, the project occupies a prominent site bounded by Blaxland Road, Concord Road and Llewellyn Street. Once complete, BAIA will deliver approximately 285 apartments across two residential towers, supported by retail offerings, a childcare centre and a range of resident amenities overlooking Brays Bay.

The development combines a striking architectural form with landscaped communal spaces, creating a strong connection between residents, the waterfront and the broader Rhodes East community.

As part of the broader Rhodes East renewal precinct, BAIA contributes to one of Sydney's most significant waterfront transformation projects currently underway.

Goldfish & Bay is providing hydraulic engineering design services for the development, supporting the delivery of this major waterfront project as part of the broader design and construction team.

MOSMAN | designing within established suburbs like Mosman comes with a different level of coordination. The surrounding context matters more. Residential scale, heritage character, landscaping, outlook, infrastructure, and amenity all need to work together within a constrained urban footprint without overpowering the streetscape around it.

Designed by Giles Tribe Architects, the project comprises 41 residential apartments across a site positioned between Cowles Road and the wider Spit Junction precinct. The development integrates landscaped communal areas, rooftop wellness and recreation spaces, deep soil planting, and three levels of basement infrastructure within a carefully coordinated built form response.

The design carefully balances solar access, cross ventilation, residential amenity, and connections to landscape and outlook, while responding to neighbouring properties, movement corridors, and the spatial challenges associated with dense infill development.

Goldfish & Bay contributed building services engineering input during the project’s early planning and spatial coordination phase.

LAHC CHESTER HILL | Delivered for the NSW Land and Housing Corporation, the Chester Hill Affordable Housing project was developed to provide new long term housing outcomes within an established residential area in Sydney’s south west.

Located at 48–50 Wellington Road, the completed development delivered 37 one and two bedroom apartments, providing 100% affordable housing designed to support long term community needs.

Our team contributed hydraulic engineering design services for the project, supporting the broader consultant and construction team through the delivery phase.

Designed to Livable and Adaptable Housing standards, the project reflects the importance of thoughtful residential design in delivering practical and long term housing outcomes for the community.

This project was one of Goldfish & Bay’s earlier affordable housing developments in this sector, following our engagement in 2021. Since then, the team has continued contributing to a growing number of affordable and community housing projects across NSW, with several more currently in progress.

CAMPBELL STREET | Long associated with Sydney’s industrial, commercial, and warehouse history, Surry Hills continues to evolve through projects that balance adaptive reuse with contemporary workplace design.

Goldfish & Bay is pleased to be providing Hydraulic, Electrical, and Fire engineering services for the redevelopment of Campbell Street in collaboration with SJB Architects.

The project involves the transformation of two early twentieth century commercial buildings into a contemporary workplace and retail development within one of Sydney’s tightly constrained inner-city precincts.

Designed across multiple commercial levels with retail activation, basement parking, end-of-trip facilities, and rooftop shared amenities, the redevelopment balances contemporary commercial outcomes with the retention and restoration of the existing façade to 81–83 Campbell Street.

Our team is delivering coordinated building services design through the project’s design development, CC, and construction phases, supporting integrated servicing solutions across the evolving architectural and operational requirements of the site.

PROJECT COMPLETION | Now complete, TRILOGY has become a defining addition to the Macquarie Park skyline, bringing together three residential towers rising 38, 45, and 59 storeys as part of one of Australia’s tallest suburban residential developments.

Delivered by Meriton Group and designed by PTW Architects, the project reflects the continued evolution of Macquarie Park into a major high density urban centre, bringing suburban scale development into near CBD territory.

Positioned beside Lane Cove National Park and within Sydney’s second largest business district, TRILOGY combines residential density with retail activation, childcare facilities, rooftop amenities, landscaped communal spaces, and integrated public domain outcomes.

While we previously shared insights from within the project during construction, seeing the development now fully realised highlights the scale of planning, staging, and multidisciplinary coordination required across every phase of delivery.

Goldfish & Bay provided hydraulic engineering design services alongside BIM coordination and multidisciplinary clash detection throughout the project lifecycle.

Our involvement supported the integration of major hydraulic infrastructure, shared building services, staged delivery requirements, pe*******on management, and multidisciplinary coordination across the broader consultant and contractor team within a highly complex multi tower environment.

Projects at this scale demand far more than individual discipline delivery. As residential density continues expanding beyond traditional CBD locations, successful outcomes increasingly rely on early coordination between architecture, structure, construction methodology, authority requirements, and building services integration long before systems reach site.

Projects like TRILOGY do more than reshape skylines. They influence how future urban centres are planned, coordinated, and delivered.

Thank you to the broader site and delivery teams, including Plumb Group, for previously taking our team through the project during construction and providing valuable insight into the scale and coordination involved throughout delivery.

MEET ELIE, ROSALIE & SIENNA | WORK EXPERIENCE WEEK

This month, Goldfish & Bay welcomed Elie, Rosalie T., and Sienna into the office for their work experience placement.

Across the week, the students gained exposure to office management, engineering documentation, administration, and the day to day collaboration behind project delivery.

What stood out most was how differently each student experienced the same environment, each bringing their own strengths, interests, and perspective into the workplace.

A big thank you to the team for taking the time to mentor and support them throughout the week.
