We're pleased to welcome Amin Yagin to MJ Engineering Projects as our newest Senior Remedial Engineer.

Amin joins us with a decade of experience across remedial, forensic and structural engineering. A Chartered Professional Engineer and registered Design Practitioner, he brings strong capability in defect investigation, causation reporting, remedial specification, contract administration and superintendent services, along with experience mentoring junior engineers. His technical depth and considered approach make him a valuable addition to our growing team.

A building defect report is often the difference between knowing that a building has problems and being able to prove what is wrong, what caused it and what the required rectification involves.

How each defect is documented and classified, whether as a major defect, minor defect or incomplete work, directly affects warranty periods, responsibility and how the matter is treated in proceedings. A generic or visual-only report can undermine an otherwise strong position, particularly where causation is contested.

MJ Engineering Projects recently completed the final inspection for combustible cladding replacement works delivered under Project Remediate on a 19 level mixed use building in the Sydney CBD, allowing the project to achieve Practical Completion.

MJ Engineering Projects acted as Superintendent for the project, overseeing contractor coordination, access planning, progress inspections and final inspection review under the Project Remediate framework, including consultation with Building Commission NSW.

The works involved the replacement of combustible cladding with a new non-combustible façade system, supported by a 20 year warranty to provide the Owners Corporation with long term confidence in the durability and performance of the completed installation.

The project required detailed swinging stage planning to minimise access costs while maintaining safe and effective façade access. Given the high traffic CBD location, coordination with the local council was also required for the installation of a hoarding to protect pedestrians and maintain safe pedestrian movement along the pathways below.

This project highlights the importance of specialist superintendency, stakeholder coordination, contractor oversight and public safety management when delivering complex cladding rectification works in live, high density urban environments.

What appears as a stained ceiling or moisture around a window can trace back to a defect metres away, with water travelling through slabs, cavities and junctions before becoming visible. In many cases, the resulting confusion leads to misallocated repair costs, repeat failures and prolonged disputes between owners corporations and lot owners over who is responsible.

The project involved the delivery of a robust, long-term waterproofing solution designed to enhance rooftop performance, mitigate future water ingress risks, improve thermal performance to the habitable areas below, and extend the overall service life of the rooftop structure.

The works were successfully completed within a period of less than three months and is supported by a 20 year warranty, providing the Owners Corporation with long-term confidence in the durability and performance of the installed system.
