Gilgandra Road, North Bondi - the job we've just started.

The Construction Certificate for Gilgandra Road, North Bondi came through on 19 August.

The DA calls it alterations and additions to a dwelling and swimming pool.

What that means on the ground: an existing two-storey house becomes three levels. A new lower ground floor carrying a sauna, bathroom, storage and the pool plant. A rebuilt ground floor. A lightweight first floor and roof above it. Four bedrooms, and a new pool at the rear.

The block is about 10 metres wide and 36 metres deep. Almost every decision on this job starts with access.

The garage stays. So does part of the ground floor slab. Everything above it comes off.

Back-propped to foundation level.

At 140-144 Hastings Parade, Nth Bondi, before any structural walls or slab come out, the loads being carried have to go somewhere else, temporarily, and on purpose.

35 props positioned across two levels, and beneath the ground floor, have been planned out by our structural engineer so there's no guesswork on site.

Props supporting the L2 slab bear down to natural ground. Two 150mm x 63mm bearers are placed between the props and timber floor frame, running the opposite direction to the floor joists, so the load spreads across several joists instead of punching down through one.

We've back-propped all the way down to foundation level. Propping isn't finished until the load has been transferred all the way to the ground.

Once structural steel goes in, every one of these props comes out again. Nobody who lives here will ever see them.
