Another job where the design needed to work with the block - there was 11 meters of fall from the rear of the block to the street!! A lot of hard work from the drafting team and especially the builder to bring this client's dream to life.

Designing this amazing home was a true lesson on how to get the best out of your block of land! With North located at the street front, this battle-axe block brought us a challenge on how to maximise the natural light in the main living areas of this home.
Creating a courtyard between the two wings of the home ensured the sun would still reach the kitchen, living & dining areas located at the Southern end of the block. Our clients loved that this would enable the area to be naturally heated in Winter ❄️ and cooled in Summer ☀️. Large, recessed sliding doors create the most stunning indoor/outdoor entertaining area for use all year round!
Hopefully this inspires you to get creative in the way you utilise your block of land and in the design of your dream home 🏠

~ Skylights ~
There is something to be said about a few well placed skylights throughout the design of your home ✨ A couple over the kitchen island bench can add more natural light ☀️ to a busy work space as well as a help showcase a central area of the home. Add an operable skylight to a bathroom for extra ventilation, or over a staircase to brighten what could be a darker part of the home.

✨ Design Trend Alert!! ✨
Modern Farmhouse is becoming such a widely popular new home design trend our team is seeing come through with our clients. It takes the rustic, relaxed farmhouse style and turns it up a notch with contemporary touches like adding metal roofing, stone benchtops and stainless steel appliances.
So, what are some things you will typically see in Modern Farmhouse design? 🧐
~ A-Frame roofing - Not only a feature for the façade of your home, an A-Frame roof can be taken a step further to incorporate a raked ceiling in the living area. Add timber cladding or exposed rafters for a truly stunning effect!
~ Board & Batten cladding - Another fantastic design idea that can be used to add character inside or outside your new home (or both!). Try it as a feature wall in a living area or bedroom instead of a bedhead.
~ Barn Doors - Who doesn't love a barn door? 💕 Such a simple way to bring some personality to a space and completely customisable! Use it to highlight an otherwise plain doorway, like the butler's pantry or walk-in robe.

~ Mudrooms ~
Originally found in country manors or farmhouses, mudrooms were a small area usually off the kitchen where (muddy) boots 🥾 and outerwear 🌂🧥 were removed before entering the rest of the house.
These days, mudrooms have become a hugely popular design element in new homes. They are becoming larger and more multi-purpose, located near the main entry or off the garage. If you're looking to include a mudroom into your design and are a little tight on space, consider combining it with your laundry by adding extra joinery or widening your entry way to add a nook or bench seat as a 'drop zone' for school bags 🎒, shoes 👟 or more storage.
