It& #39;s all coming together at North Haven!

This week, the focus has been on the finer details as we move through the internal fit-off stages of this custom home.
Here'swhat's been happening on site:

Internal carpentry and door installation progressing
Plumbing and electrical fit-off continuing
Rainwater tank installation completed
Mirror measurements completed ahead of shower screen installation
Site supervision and quality checks undertaken

Next up, we';re turning our attention to the stairs, decking and driveway works, while continuing to finalise the internal fixtures and fittings.
Every detail counts, especially in the final stages of a custom build.

Choosing a custom builder is a significant decision. A strong portfolio matters, but the systems behind the finished homes matter just as much.

Before you commit, ask how pre-construction is managed, who coordinates consultants and approvals, how communication works during the build, how costs and variations are reported, and what experience the builder has with projects like yours.

Clear answers reveal whether the builder has the structure, transparency and technical depth to manage your home from early planning through to handover.

Swipe through five questions worth asking, then save this post for your next builder conversation.

It's all coming together at North Haven.

This week, the finer details are taking centre stage, with beautiful stone benchtops, custom cabinetry and the outdoor entertaining area bringing this coastal home another step closer to completion.

The kitchen is a particular highlight. The natural movement in the stone, paired with classic white cabinetry and contrasting black fixtures, creates a timeless finish.
Outside, the alfresco kitchen is also taking shape, extending the home';s living space and making the most of the coastal lifestyle.

There's still work to be done, but it's exciting to see the design vision becoming a home.

Building by the water is about more than capturing the view.

A well-designed coastal home responds to its setting: framing outlooks, creating easy movement between inside and out, using natural light well and selecting materials suited to the conditions. It should feel open and relaxed while still offering privacy, shelter and year-round comfort.

From generous glazing and tailored outdoor spaces to the way each room connects with the landscape, every decision should support how the owners want to live.

This is coastal living designed with purpose, not just a postcode.

The best interiors do not feel assembled. They feel resolved.

Our Interior Package brings premium materials, considered details and cohesive design into one coordinated process. From the relationship between kitchen and living spaces to the balance of stone, timber, texture and light, every selection is assessed as part of the whole home.

The result is an interior that looks refined, functions naturally and stays true to the architecture. Fewer disconnected decisions. More confidence that every element will work together when the home is complete.

Because the details do not simply fill a space. They shape how it feels to live there.

The finishing phase is well and truly underway at North Haven.

There’s a lot happening across the build now, both inside and out.
This week, the team progressed the electrical, solar and ducted air-conditioning fit-offs, while the first stage of joinery servicing was completed. Outside, landscaping and concrete works continued to shape the areas around the home.
And there’s another busy week ahead.

Stone benchtops and splash backs are next, along with the second stage of joinery, bathroom fittings, door hardware, mirrors and further electrical works.
It’s at this stage of a build that hundreds of individual decisions, details and trades start coming together to make the house feel like a finished home.
North Haven is getting close.

A successful custom build is more than individual trades doing their part. The real difference is how everything connects.

Structure, services, finishes, consultants and trades all depend on decisions made elsewhere in the build. When that coordination is strong, details align, sequencing makes sense and potential issues are resolved before they become expensive problems on site.

SBS brings Tier 1 systems and disciplined project coordination to residential construction. It means clearer communication, greater accountability and a home delivered as one cohesive result, not a collection of separate tasks.

That is what Built Different looks like behind the scenes.

Stone brings warmth, depth and permanence to a home.

At our North Haven project, the stonework anchors the exterior and gives the contemporary form a grounded, natural quality. The result relies on more than selecting a beautiful material. Scale, colour, texture, placement and workmanship all need to work with the architecture around them.

When those details are considered together, stone becomes more than a finish. It becomes part of the character of the home and will continue to age beautifully over time.

North Haven is moving into the detail stage.

Another productive week on site, with several key elements now complete and the home continuing to take shape inside and out.

This week at North Haven:
Stair footings poured

Concrete pathways completed

Skylight trims and ridge beam works completed

Stone cladding grouted and sealed

Velux skylight remote integration completed

Stage 1 appliance delivery completed

Landscaping formwork continued

Stage 2 painting and downpipe works progressed

Next week, the focus shifts further into fit-off, with electrical, solar, security and ducted air conditioning works commencing, alongside continued landscaping and joinery works.

It’s this stage of a build where the individual details start coming together and the finished home begins to reveal itself.

Thoughtfully considered. Carefully executed. Built Different.

DA approved? That is a major milestone, but it does not mean the project is ready to break ground just yet.

The pre-construction phase turns an approved design into a buildable plan. Detailed documentation must be completed, engineers and certifiers coordinated, selections confirmed and materials ordered. Each decision affects the next, so resolving the detail early helps prevent avoidable delays, cost surprises and compromises during construction.

At SBS, we manage this process as one coordinated pathway from approval to build-ready. Because a successful custom home is built long before the slab is poured.
