It has been a warm end to summer and most of us have sweated the afternoons away.
Some homes are naturally cool if double brick , some have great ventilation and air flow, but when none of this works well it’s the insulation in our home that will help in the summer and winter to keeps us cool or warm
Insulation is major part of any home design or renovations, helping to keep heat inside the home in winter and outside the home in summer.

The Building Code of Australia (BCA) has outlined energy efficiency provisions for new homes, extensions, requiring certain R-Values depending on your ‘climate zone’ mapped below.

Insulation in Zones 1 and 2 typically require an R-Value of 3 or 4 while properties in zones 3 to 7 will require an R-Value of at least 5. Those in the freezing alpine areas of Australia require insulation with at least an R-Value of 6.

The performance of any insulation product – how well it resists heat flow – is known as its R value. The higher the R value, the higher the level of insulation.
The type and R value of insulation that is best suited to your home will depend on your climate and construction type.
There are a wide range of insulation products available. Bulk insulation uses air pockets within a thick material to slow the flow of heat. Reflective insulation reflects heat back to where it came from, and if double sided does not re-radiate heat on the opposite side. Composite insulation combines bulk insulation with a reflective surface.
Just remember there are insulation types that should be installed by a professional. The ones you can do yourself require you to be well covered and never attempt this in the heat of the day in the roof. Always follow the manufacturer’s instructions.

At Edwards & Froud Building we specialise in and are fully insured to complete underpinning and structural rectification of buildings, both commercial and domestic.
If you notice major cracks in the internal and external linings of your home, this can mean your property has been experiencing movement in the foundations.
Consulting with a structural engineer, our team will determine the depth and number of piers, or other rectification required, to return the building to its original state.
In some cases, buildings may require other issues to be addressed, such as:
Site drainage
Repair of leaking sewer
Repair of damaged storm water pipes
Tree & vegetation issues
Reinstatement of driveways, paths & fences, lawns & out buildings

Taking out an interior wall can be a great way to create a big, airy, open-plan living space, sounds like a fantastic idea , It’s cheaper than building a new extension.
But remember to be cautious when it comes to removing any walls or making new openings there are some important things to consider.

Is it load-bearing?

It’s important to find out if the wall you want to knock down is load-bearing, that is, whether it supports parts of the house.
It could support a roof, floor, another wall above or either side.

It’s often difficult to tell the difference between a loadbearing and non-loadbearing wall. If you’re in doubt, it’s best to call a builder
“Load-bearing walls provide structural stability.

If you damage the structural integrity of a building, it requires a lot of work to fix the problem. If the wall is load bearing the builder will get a structural engineer to determine the load bearing capacity of the beam required for the job

So play it safe and talk to your local builder first
