On a modular build, most of the roof is already done before it reaches the site.

The roof is installed and checked for watertightness in the factory. Once the modules arrive on site, the main task left is connecting and finishing the roof sections between the modules. That means less work on the roof and a different approach to planning the installation.

Cover boards are thin, lightweight, high-density panels which are usually installed between the insulation and the waterproofing membrane on flat roofing systems. They shield the insulation from the damaging effects of foot traffic, hail and heavy equipment. The use of cover boards also contributes to improves the wind uplift resistance of the roofing system and reduces the overall risk of thermal bridging.

In renovation projects where the old roofing membrane is left in place, cover boards provide a uniform substrate for the installation of the new roofing system. They are also used as separation layer to prevent chemical incompatibility between old asphaltic materials and new single-ply membranes.
