Hallways and corridors can get congested with pipes, ductwork, cable trays and so much more. In most situations these walls need drywall full height and can be an installation nightmare when all these services are in the way. Best practice for all trades, flow of construction and the drywall crew is to allow the drywall to be skirted along the top of wall (as you see in the photos) and allow the other trades to install their services within that space.

Take a look at these multi-purpose kickers within this warehouse. As you see, the underside of the deck is a long way up (28' to be exact), and these walls are not designed for anything more than a room separator. So, the partition does not need to go to the underside of the deck. Instead we built the wall slightly above the new ceiling and used kickers to support the wall. These kickers are great because they brace the wall and also provide a tie in point for the future T-bar ceilings in these areas. This saves the hassle of suspending wires from the underside of the deck! 😎

In the most common application, T-bar ceilings are secured to the perimeter wall by wall moulds. As you see from the photos, it is critical that these walls are finished flat with no humps, bumps or high points by the taper. If there is a hump, the wall mould will finish wavy against the wall. Make sure to finish your walls flat!!

Todays topic: Tegular edge ceiling tiles

By definition a tegular edge ceiling tile is one that allows the face of the tile to sit below the plane of the ceiling grid system. The tile helps provide more depth and texture to the ceiling. Aesthetically this may be more pleasing than a square edge tile, but the installation is much more tedious, especially at the perimeter cuts. At the perimeter where the tiles are not full, you will need to create the same tegular edge free hand. Our advice here:
-Use a straight edge
-Make sure your blade is sharp!
-Practice on a few leftover pieces before cutting the real one
-Since the perimeter cuts will require you to touch the tile often, wear gloves or avoid touching the exposed face as much as possible

With the rain continuing to play a major impact on British Columbia, we want to provide a few reminders when dealing with this weather for todays

1. Watch the puddles, they may be deeper than you expect. Especially when driving on uneven surfaces.
2. Numb hands are never good. Think about it, most quarterbacks have a pouch to keep their hands warm in-between snaps, what is stopping you from doing the same when you get the chance? (hand warmers, pockets, gloves, etc.)
3. keep in mind the goal is to get your job done, but done safely. We want everyone to get home to their families everyday!
4. Super obvious, but sometimes a great reminder. KEEP DRY! or bring a pair of clothes to change into. Last thing you want is to have cold wet clothes on all day.

Todays Topic: Seismic bracing

Vancouver falls in an area of higher seismic activity, and our construction needs to prepare for these unpredictable movements. A common practice for larger ceilings is to install posts that rigidly connect the ceiling with the above slab. You will notice these posts include a vertical member creating this rigid connection and several wires/braces that extend on a 45 degree angle. These wires/braces help keep the ceiling from moving left/right/forward/back when there is movement.

Seismic bracing needs to be designed by an engineer based on the seismic zoning, but a common practice (as you see here) is the use of conduit and/or stud. Which method do you prefer??

structural wall support

We are seeing it more and more that older buildings need seismic upgrades to be in line with todays codes and building standards. Of course, all situations are different but in this particular case we built a structural steel stud wall to provide backup support to the existing masonry. We did this by installing Spira-lok Helical Wall ties into the masonry and fastened our 18ga studs into these ties. The purpose of the ties is to provide long term durability and structural stability for the structure over time.

As we always say, do it right and consult an engineer before building.
