This carport works harder than most garages. 🚗

For these clients, it came down to two things that matter a lot in Vancouver: parking for two cars, and privacy. So instead of a garage, we built a timber frame carport that matches the deck cover on the home, and ran a water line to a small prep sink in the corner.

That sink is there for a reason. The husband in the family brews his own b**r and does some canning, so they wanted a real outdoor space for it. Close the garage door and the whole area becomes fully enclosed and covered, ready for a small patio setup whenever they want to entertain.

We actually mapped out a full garage first, but closing off all four walls made the yard feel clustered and gave up too much usable space. Between that and the cost difference against a timber carport, integrating it with the covered deck at the rear just made more sense. Now the flow goes straight from the kitchen down to the lower patio and out into the carport, comfortably holding a crowd of about a hundred people.

Privacy and entertaining aren't usually asked to do the same job. Here, they are.

This yard used to be unusable. Now it's dead flat. ⚽

This Burnaby property slopes sharply down toward the rear, but the family living there needed something very different: flat, usable space to kick a ball around, host guests, and let the kids play.

During excavation, the team piled as much fill as they could into the rear of the lot, then graded and spread it during finishing to create a consistently flat yard. At their old property, the yard sloped too, and they were never able to fully use their own lot to actually live on.

Now, it's simple, functional space built for exactly how this family spends time outside.

They didn't set out to build a smart home. It just made sense once they saw what was possible. 💡

Lighting control runs throughout this East Vancouver character home, but that wasn't the plan from day one. The original focus was simple: comfort, and making sure there was enough of everything.

Once the electrician, who's also an automation professional, understood what these clients actually wanted, moving toward full automation became the natural next step. One of the homeowners works in software and already understood how to program and manage a system like this.

Once they saw the level of customization available to tailor the home to their exact needs, it wasn't really a decision anymore. It was obvious.

One window changed how this whole kitchen feels. 🪟

In this Burnaby custom home, a horizontal window sits right over the kitchen sink, and it does a lot more than let in light. The homeowners didn't want interior lights on all day, so the orientation was chosen deliberately, morning sun hits the back of the building, bringing daylight into the kitchen through the afternoon too.

It also means you can look up from the sink and see your kids in the yard while you're in the space. That kind of connection between rooms, not just within them, mattered to this family, and it's a detail we love talking clients into whenever we can.

A character home comes with rules most people never see. 🏚️

In Vancouver, retaining a character home lets you go beyond the standard building bylaw, but only if the home earns its character designation. That designation means the facade facing the street has to use materials and details true to the era it was built in.

For this East Vancouver home, that meant cedar shingles and siding, period-accurate trim, matching window and door styles, and architectural detailing like knee bracing, all matching the home's original era.

Our team happens to love durable modern materials, metals, composites, the things built to last with less upkeep. None of that would have been allowed here. The bylaw relaxations that make projects like this possible only exist because the home keeps its original character, materials included.

It's a real tradeoff. Modern performance versus historical accuracy, and here, accuracy won.

Every couple who's shared a bathroom mirror knows this fight. 💄

In this Burnaby custom home's primary suite, the walk-in closet includes a dedicated makeup counter, its own little nook, built specifically so getting ready in the morning didn't mean competing for the same mirror.

It came down to good framing, planning ahead for wiring, and making sure there was solid backing for the millwork and counter. A straightforward build, but the kind of detail that, once suggested, was never coming out of the plan.

Old houses leak. Not because they're broken, because they were built that way. 🏚️

This East Vancouver character home needed real work to fix leaks and improve efficiency. Air finds its way through old houses, and moisture follows, no matter what you do to patch around it.

So instead of working around the existing envelope, the team peeled it off entirely and rebuilt from the original framing out. New air barriers and cladding, proper rainscreen, improved perimeter drainage, insulation under the slabs, and upgraded insulation throughout, all sealed tight.

Trying to save a bit of old building paper or keep the original windows might feel like a shortcut, but it just leaves another point of failure behind. Starting from the basics and rebuilding all the way out is what lets us deliver real confidence, not just a patch and a promise.

A beautiful freestanding tub is really just the last step in a lot of planning. 🛁

In this East Vancouver character home, both clients are at or above six feet tall, so a standard tub setup would have meant ducking and hunching every time they got in or out. The team's solution was a skylight, tactically placed to create the exact headroom needed above the tub.

Getting there took real precision at the rough construction stage. The tub location was spray-marked on site, with the team mocking up exactly where someone would stand and rise from the tub, before nailing down the drain and tub filler locations so everything lines up perfectly. A tub filler even slightly off means water doesn't land where it should.

The result looks effortless. Getting there wasn't.
