Aging in place is not a category of renovation that needs to look clinical. Done well, it is a set of thoughtful design decisions that make a home more comfortable, more accessible, and more livable at every stage.

Wider doorways. Curbless showers. Better lighting. Reinforced walls where grab bars might eventually be added. A primary bedroom on the main floor. These decisions are much easier to build in during a renovation you are already doing than to retrofit later.

For homeowners planning to stay in their home for the long term, it is worth having the conversation early - even if the need for it feels years away.

One of the more common questions homeowners have is whether their renovation actually requires a permit. In Calgary, the answer for most meaningful projects is yes - and the ones that do not require a permit are usually the smaller cosmetic updates that fall outside what a full renovation would even involve.

Structural changes, electrical work, plumbing changes, additions, basement developments, and most kitchen or bathroom renovations at the level we work at all require permits. Skipping them is not saving time. It creates real problems at resale, in insurance claims, and in future work on the home.

Handling permits properly is part of what a well-run project looks like. It is not something to work around.

A renovation budget includes more than the materials and finishes you see at the end.

Design and pre-construction work are part of that. So are the practical requirements of running a renovation - demolition and disposal, protecting existing surfaces, dust control and site setup. Depending on the project, there may also be costs for storage, temporary accommodation or moving while construction is underway.

Permits themselves are often only one part of the picture. What is easier to overlook is everything required to prepare for the work, protect the home and keep the project moving properly.

Understanding those costs early gives homeowners a much clearer picture of what the overall renovation investment actually includes.

When homeowners think about renovations that hold their value over time, the answer is usually more focused than most people expect.

Kitchens consistently return the most, both in resale and in daily use. Primary bathrooms follow closely. Layout improvements that solve a real functional problem - a wall removed to open a main floor, a poorly placed staircase reworked, a mudroom added where none existed - tend to add value beyond what the materials themselves would suggest.

The renovations that hold up over time are usually the ones that address something functional about how the home works. Not just how it looks.

There is a common assumption that renovations should start in spring or summer. In reality, fall and winter can make just as much sense for the right project.

For primarily interior renovations, much of the work can continue through the colder months without the same weather considerations as exterior construction. Depending on the project and current schedules, trade availability can also look different outside the busiest parts of the year.

A fall or winter start can also mean having a significant portion of the renovation completed before summer arrives - rather than spending the warmer months in the middle of construction.

Every project has its own timing considerations, particularly when exterior work is involved. But the best time to begin is not automatically spring or summer. It is the timing that makes the most sense for the scope of the project and the homeowner’s priorities.
