Calgary Industrial Market Update – Q4 2025 Report 📊

The Greater Calgary Area industrial market closed 2025 with continued strength, supported by steady demand, declining vacancy, and a constrained construction pipeline.

Here are the Q4 2025 highlights:

📉 Vacancy Rate: Decreased 50 basis points quarter over quarter to 2.9%, marking the fourth consecutive quarterly decline.

📊 Net Absorption: Quarterly net absorption totaled 979,371 square feet, bringing year end absorption to 3.27 million square feet, in line with historical averages.

💵 Rental Rates: Average net asking rents adjusted to $10.52 per square foot. This shift reflects stronger absorption of newer product at higher rents, leaving a greater share of second-generation space in the available inventory.

🏗️ Construction Activity: Total space under construction stands at 3.22 million square feet, with limited speculative development. Construction completions in 2025 were the lowest in five years, reinforcing ongoing supply constraints.

🔮 Outlook: Vacancy rates are expected to continue trending downward through 2026, with upward pressure on rental rates anticipated. The market presents growing challenges for occupiers and continued opportunity for owners.

The First Annual JLL Industrial Summit brought together JLL’s industrial market specialists from across Canada at the Pomeroy Kananaskis Mountain Lodge in September 2025. The Team had three days together to continue to build the inter-market connections between the JLL Industrial Teams in Canada that are so important in our national business.

Attendees gained valuable insights into technology integration, artificial intelligence applications for brokers, supply chain and logistics innovation, and the broader Canadian real estate outlook from leading market experts. Discussions led by experts from JLL and across related industries highlighted the evolving market dynamics, operational efficiencies, and investment trends defining the sector’s future.

The event concluded with a trail ride at Boundary Ranch, offering a fitting event to close out the Summit and provide the attendees with a truly unique Alberta experience.
