Well colder temperatures are back. Windows regardless if they are tripple or double pane have much less insulation than your exterior walls and humidity in your homes air will be like a magnet and condense on the glass.

To help prevent moisture build up freezing/then melting and destroying your either wood window jambs or casings take these simple precautions.

1. Wipe the window down.
2. Raise your blinds up 15" every morning. This will help vertical looping with air flow/circulation.
3. Turn your humidifier down or off prior to extreme cold events.
4. Use the bathroom fan durring and after showers let run for 30 mins...swap switch out with a timer and use hoodfans for cooking.
5. Cut or place folded up micro fiber cloths and place in the corners of each window. As a last resort to catch the water before it migrates to the corners...works quite well if you are away when a chinook rolls through.

More expensive techniques

1. Install an HRV (Heat Recovery Ventilator) this will prevent overall healthier indoor air quality by expelling old stale air and supplying new fresh air. An HRV uses the old stale air (that you paid to heat) to warm up the new fresh air brought into the home
6. Upgrade to a tripple pane window. 2nd picture is of a dbl pane window next to a tripple pane window. This tripple pane window with various low e coatings has an R-Value of around 9, the dbl pane window next to it is a midrage price and it is closer to R-Value of 4.5. As you can see nearly no moisture on the window. Temperature is -16 degrees Celsius.

**EDGEMONT** Laundry/mudroom renovation. Wow this laundry room turned out amazing with lots of storage for shoes, lockers with hangers for coats, individual lockers for each family member, a pullout to hang items fresh out of the washer/dryer, even a spot for the vacuum.

Just super clean and bright with lots of lighting and functional spaces for a busy family. Spots for everything like kids backpacks. Titrd of tripping over shoes...just slide them under the floating bench. Stay tuned for the half bath and primary bathroom pics. ***EDGEMONT RENOVATION*** A few pics from our recent Edgemont Partial Home Renovation. Credit to Michelle Murphy for the design. Front entrance transformation with new glass/douglas fir stained door, tile, white oak/metal spindle system, vertical ship lap wall cladding and walnut beams, new mudroom closet lockers with walnut bench recessed toe kick to help store shoes and led toe kick lighting replaced the old stuffy/clumsy bifold doors. Wrapping up this Bonusm Room Above Garage Addition in WOODBINE. The large windows bring in an imense amount of natural light. New James Hardie and Board and Batton siding is a step up im curb appeal as well with a new garage door and opener.

Sourcing the vinyl floor to match the existing reno was challenging as we had import the product as the Canadian distributor went out of business.

Tripple pane windows, vaulted ceiling, spray foamed trusse/joists and new LED Gimble pot lights is really going to make this new area of the home a very comfortable place to relax.

WOODBINE ADDITION has been progressing. Framing is complete with window installation, sils have been protected with baywest stm membrane complete with sil dam installed. This helps prevent any water being sucked into the home with negative pressure as well allowing water to drain back out if there is a fail in the building envelope or window and not have the window sil rot out.

2x6 floor has been built up to match the existing subfloor height and will get sheeted after hvac and spray foam items have been completed.

Full house reroof will be completed in the next few days and then moving on to sealing the walls so the envelope of the home is secured then all green lights for interior insulation/drywall/finishing.

It was a lot of predesign work checking existing multiple roof lines/elevations, subfloor heights and working with designed trusses to make it all work so that design and function could both be achieved... but we got there.

WODDBINE BONUS ROOM ADDITION. Yey we are finally getting started on this garage bonus room addition.

Additions take a fair bit of planning to make a job run smoothly. I start the process out with open communication, getting a better understanding of the clients needs/wants/wishes.

We provide initial estimates, progress into developing a set of building plans, and refining the budget with product selections.

There are a lot of steps to take before applying for development/building permits and actually getting started....but they are just steps. We take them 1 at a time involving our customers along the way. These little steps with ongoing communication provides a huge amount of trust with our customers. We need to have this trust before we actually start the demolition process.

Whether building a new home/renovating existing or simply installing new side walks it's all about the planning.

One of the ways I plan is Planning To Fail. I think about this in every single application and building system installed...how is it going to fail and cause me a costly and time-consuming repair.

In this front landing application, I know we are not dealing with virgin soil because we had to excavate/dig out for the homes foundation walls and wing walls to hold up the front stairs.

I know the ground is going to settle over the next few years so ...these corner angle brackets get screwed onto the foundation walls to help support the landing as well as a concrete pile installed where I know the ground was not disturbed to help support the weight. Reinforced steele as well as compacted road gravel to make up the sidewalk system.

The front yard also has a great slope so I do not expect any water too pool and cause major settlement. Yes there will be some settlement so it is important to maintain slope install/raise up the grade to help stop water pooling in those locations.

Plan to fail and then plan to succeed.

Bridgeland home upgrade with new windows, removal of partition wall to open up and reconfigure the kitchen and 1/3 bath.

New LED pot lights, quartz counters, backsplash tile, faucet and sink install. New vinyl floors installed throughout including stairs.

Barndoor install separates the laundry room and also houses the new entrance into the half bath moving the door from the existing dining room into the laundry. Who new they made sinks this small to make the door location work.

The old fireplace needed some much love with a new gas fireplace insert, gorgeous quartz fireplace hearth with mitered edges and painted brick modernized the space while also making it easy as flicking on a switch to use the fireplace.
