Before buying, selling, or considering the severance of a rural property in Ontario, it is important to understand the zoning, planning policies, and other restrictions that may affect the land.

Severing a lot requires formal approval from the applicable municipal and, where required, regional or county authorities. Both the severed and retained parcels must meet local requirements, which may include appropriate road frontage and legal access. Prime agricultural land, including properties zoned for agricultural use, can face significantly tighter severance restrictions, limiting a buyer’s ability to divide or reconfigure the property.

Properties throughout Halton and Wellington may also be affected by the Niagara Escarpment Commission, Greenbelt Plan, Grand River Conservation Authority, Conservation Halton, or Credit Valley Conservation. Depending on the property, these regulations and policies can influence where and what you can build, expand, or develop.

Rural severances may also be subject to additional criteria, including the history and timing of previous severances, agricultural policies, minimum lot sizes and frontage, and required separation distances from livestock facilities and manure storage. Environmental Impact Studies, natural heritage features, wetlands, floodplain restrictions, and other site-specific considerations can add considerable time and cost to the approval process.

Owning a hobby farm is a dream for many people. Whether you want space for horses, a few animals, gardens, or simply a quieter rural lifestyle, buying country property is very different from buying a home in town. Here are some of the most important things I encourage every buyer to consider before making an offer.

𝐙𝐨𝐧𝐢𝐧𝐠 𝐂𝐨𝐦𝐞𝐬 𝐅𝐢𝐫𝐬𝐭

The first question should not be "Can I build a barn?" It should be "What does the zoning allow?" If you plan to keep horses, chickens, goats, or other livestock, confirm exactly what the municipal zoning permits, as this varies significantly from property to property. If future buildings are part of your plans, also check for Conservation Authority regulations. Organizations such as the Niagara Escarpment Commission, Credit Valley Conservation, or Grand River Conservation Authority may limit where and how you can build, regardless of zoning.

𝐅𝐢𝐧𝐚𝐧𝐜𝐢𝐧𝐠 𝐌𝐚𝐲 𝐁𝐞 𝐌𝐨𝐫𝐞 𝐂𝐡𝐚𝐥𝐥𝐞𝐧𝐠𝐢𝐧𝐠 𝐓𝐡𝐚𝐧 𝐘𝐨𝐮 𝐄𝐱𝐩𝐞𝐜𝐭

Many buyers are surprised that traditional lenders often value only the home and about 10 acres when determining mortgage financing. Additional acreage may add little value for financing purposes, and rented farmland can carry future tax and capital gains implications. Talk to your lender and accountant before purchasing.

𝐑𝐮𝐫𝐚𝐥 𝐒𝐞𝐫𝐯𝐢𝐜𝐞𝐬 𝐀𝐫𝐞 𝐃𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭

High speed internet is more available now, but service varies considerably, and Starlink may be the best option in some areas. Cell coverage matters too, since some rural properties have excellent reception and others have none, so it is worth testing your phone during a viewing. Unlike urban neighbourhoods, rural properties may not have municipal water, sewers, natural gas, or cable service.

𝐔𝐧𝐝𝐞𝐫𝐬𝐭𝐚𝐧𝐝 𝐘𝐨𝐮𝐫 𝐖𝐞𝐥𝐥 𝐚𝐧𝐝 𝐒𝐞𝐩𝐭𝐢𝐜 𝐒𝐲𝐬𝐭𝐞𝐦

Private wells and septic systems can last for decades with proper maintenance, but they require regular inspection and monitoring. I always recommend buyers understand how these systems work and arrange proper inspections as part of due diligence.

𝐄𝐯𝐞𝐫𝐲 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐈𝐬 𝐃𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭

Soil conditions, drainage, fencing, conservation restrictions, easements, outbuildings, and access all influence how you can use a property and its long term value. No two hobby farms are alike, which is why careful research before purchasing matters so much.
