Commercial property maintenance works best before something becomes a problem.

Small exterior issues can turn into expensive repairs when they’re left unattended. Regular inspections and preventative maintenance help protect the building, maintain its appearance, and keep the property functioning the way it should.

On this property, one of the areas that needed attention was the window detailing. Improper caulking and inadequate edge protection can allow water to get where it shouldn’t. The work included adding a proper drip edge and improving the perimeter sealing and caulking to help direct water away from the building.

Other areas that should be checked and maintained regularly include:

✔️ Window seals, flashing, and drip edges
✔️ Proper caulking and weatherproofing
✔️ Landscaping and vegetation
✔️ Exterior lighting and timers
✔️ Building envelope and exterior conditions
✔️ Drainage and other exterior details

Individually, these can seem like small items. Left unaddressed, they can contribute to water intrusion, deterioration, safety concerns, and unnecessary repair costs.

At AlleKon Contracting, we help property owners and managers stay ahead of the ongoing maintenance their commercial properties require.

An unfinished basement still needs maintenance. 👇

Just because a basement isn’t finished doesn’t mean it should be ignored. Keeping the space clean, dry, and properly maintained can help protect your property and make it easier to spot small issues before they turn into costly repairs.

For this project, the focus included:

✔️ Cleaning and preparing the space
✔️ Addressing concrete and foundation concerns where needed
✔️ Repairing damaged surfaces
✔️ Painting and protecting walls and floors
✔️ Creating a cleaner, brighter, and easier-to-maintain basement

One of the most important steps is dealing with the underlying issue first. If there are signs of moisture, deterioration, or foundation concerns, those should be properly addressed before paint or protective coatings are applied.

Waterproofing isn’t optional — it’s foundational. 💧🚿

We discovered a leaking shower caused by improper waterproofing behind the tile.
And this is where shortcuts cost you later.

❌ No temporary fixes
❌ No patch jobs

We removed everything and rebuilt it the right way:
✔️ Schluter® DITRA waterproofing system
✔️ Professional hydraulic waterproofing application
✔️ Proper sealing from substrate to finish

This shower will never be an issue again — because quality work should last, not just look good.

If it’s behind the walls, it still matters.
That’s the AlleKon Contracting standard.
