This lot has been more complex in planning than in building so far 🧭

Project McDougall comes with elevation changes, drainage, grading, and Waterloo servicing requirements that all need to be sorted before construction really ramps up. Even water line and meter placement has to be mapped carefully to serve both units properly.

It’s not the visible work, but it’s the work that prevents issues later.

The upside is great site access, which allows full-size equipment on site and keeps things moving efficiently from the start.

Good builds are won in the prep stage 🪵

4 months at Project Kinzie 🏗️

It’s always rewarding looking back at how much can change in just a few months. What started as framing and rough-ins is now beginning to feel like a finished space.

There’s still plenty ahead, but this stage of the build is where the vision really starts to come to life.

Most people don’t think about this part of a build, but site elevation can quietly change everything 📐

A “flat” lot is rarely actually flat once we measure it properly. Even small slope changes can impact how the entire project is designed and built.

Suddenly you’re looking at retaining walls, extra fill, or stepped footings just to make the structure work with the land.

The difference comes down to timing. When you catch it early, you can adjust the build, work with the natural grade, and avoid unnecessary costs and complications.

Good planning on the front end saves a lot of problems on the back end!

Adding a basement to an ADU can range from $60K to $100K+, but on a lot like this, it often makes a lot of sense 🧮

With a slope like this, you’re already working with frost walls and a deeper foundation design. That means digging a bit further doesn’t always add as much cost as people expect.

The real advantage is what you get back: significantly more usable space for the investment.

On sloped lots, a basement is usually a smart move. On flat lots, it becomes a different conversation because the cost-benefit isn’t always as strong.

It all comes down to working with the land instead of forcing it 🏡

This doesn’t look like much right now, but that’s the whole point 🏗️

In 5 to 6 months we'll have:
👉 850 square foot detached ADU in Waterloo
👉 Full walkout basement included

Designed for this client’s son, the build is all about keeping family close while still creating a fully independent living space.

Right now, it’s just prep and early stage work, but it will quickly turn into a fully functional home with real purpose behind every square foot.
