This 10,000 sq ft main floor building has a lot of wall space, but no big problem for the R & M team. The guys have now completed all the main floor exterior & interior walls complete with Tyvek air barrier and 1" graphite exterior foam. They are prepping to install second floor steel joisting. Great job guys. RS

Old mother nature has been good to the R & M team but the heat has been tough to work in, but the guys carry on each day doing a great job. 1st floor all done and now on to framing exterior walls. good job boys. RS

It has been a few weeks since my last post, as the guys continue on the Triple T Project in Lakefield. When we left you last time the steel floor joist system was beginning followed by the laying of 313 sheet of 3/4" edge gold sheeting, glued and screwed to the steel joist. To cover 10,000 sq ft of floor area is no small task but the R & M team pushed through on many very hot days and 30c temps to complete it. Walls are next. until next time. RS

AS you know, the R & M team stepped away for the last week to let the Triple T guys catch up, which includes water proofing the I C F, infill of gravel on basement floor and installing all weepers,filter cloth, and gravel on the exterior of the building. We dropped in Thursday and Friday to start the install of STEEL FLOOR JOIST SYSTEM. We have to to secure all the wall panels supports around the complete structure which will intern hold the steel joist in place and then it will be ready to install the floor sheeting.. Another week has pasted bye and the R & M team has once again persevered mother natures wrath, and completed the I C F foundation. The guys pumped 97 meters of concrete into the walls and elevator shaft to complete this foundation. Next up is the waterproofing, stone infill, and back fill, which will be completed by the main contractor (Tripe T Construction). we are stepping away for a week or so until they get this work completed. until next time. Just wanted to post a few pictures of yesterday weather in Lakefield
as we where installing 97 meters of concrete at the Triple T project in Lakefield
We were not sure we would get it all done but the R & M team and mother nature came through and allowed us to completed the days pour

As of today The R & M team is only 11 working days, on the triple T project condo's, which includes 2 full rain days where the team was not here. They are now securing and bracing all walls for the 90 meter + pour for wed June 15. Looking good guys. RS

Week number 2 has come and gone, but the building for the Triple T project in Lakefield Ontario is moving along nicely. After loosing a full day to rain the R & M Team made up for it. Striping all the footings and laying the Nudura I C F ( insulated concrete forms) including setting all the vertical and horizontal 10m rebar, they made great progress including 9 meters of Concrtet for the elevator shaft and center support walls of the building. good week guys, see you next week.

After 18 months, I (Randy Smith) came out of retirement to help out the R & M Team. I will be taking care of any jobs or tasks that Dave needs assistance with or anything that an extra set of hands can help out with.

So, In saying that, today the R & M Team started the new 20 plus condo unit for Triple T Construction in Lakefield Ontario. this another phase of the Lilacs Retirement Community and like all of the Triple T projects , it will be amazing. The R & M Team is pleased to be a part of this project and working with the Tuner Family and the wonderful community of Lakefield. We are looking forward to project as it progresses going forward. Today was footing day and the team installed 72 Meters of concrete in 4 hrs. and included all the Rebar up rites for the I C F foundation coming next week. Chat soon on our next up date. RS
