Managing large-scale strata maintenance requires a fine balance between high-volume efficiency and macro-level attention to detail.

Our team is currently working on a multi-unit fence and gate restoration project, addressing critical maintenance cycles across dozens of properties in the complex.

- Precision Carpentry: From replacing sunken 4x4 posts to meticulously realigning sagging structural gates, we made sure the bones of the property were perfectly level and built to last.

- Seamless Pre-Finishing: To minimize disruption for the residents and ensure maximum coverage, every single replacement piece was cut, detail-sanded, primed, and finished with three coats of paint at our field station before installation.

- Flawless Detail Work: We utilized flexible fillers to treat deeply weathered wood grains, creating a perfectly smooth, uniform surface before laying down the final, rich coats of exterior paint.

The result will be a beautifully restored refreshed, cohesive look across the entire community that balances structural durability with high-end curb appeal.

Every piece of feedback means the world to our team, but there is something incredibly rewarding about knowing we’ve brought genuine relief to a homeowner or tenant.

When executing a complex engineered project like the one over in Maple Ridge, the work happening behind the scenes dictates the long-term success of the asset.

Before the final rip-rap rock and topsoil could even be placed to control erosion, our crew had to navigate tight parkade clearances with heavy equipment, manage intricate plumbing line repairs, clear scanning markings from concrete surfaces, and coordinate precise rebar configurations with the structural engineering team.

Managing these overlapping technical demands under a single operational umbrella ensures nothing gets lost in translation between excavation and the final coat of paint.

What a great project this ended up being!

Good landscaping needs to breathe!

Heavy shrubbery and overgrown garden beds look great from a distance, but if they are planted directly against your exterior walls, they trap moisture against the structure.

Grounds maintenance isn't just about trimming for looks; it’s about maintaining a dedicated clearance zone so air can circulate freely.

Keeping plants, soil, and mulch cut back and properly contained prevents trapped humidity and soil contact from compromising fences, walkways, and foundations over time.

A lot of property managers look at a balcony or deck, they usually focus on the surface vinyl and the condition of it. But in the Pacific Northwest, vinyl is just the shedding layer. The true structural integrity relies entirely on the water-management components hidden underneath.

Swipe through to see exactly what our team inspects and corrects to protect the building envelope:

- Sloping & Leveling: Correcting the slope of the substrate to ensure water travels away from the building, preventing pooling and membrane failure.

- Cap Flashing Gaps: Identifying separated joints in the metal cap flashings where water can easily bypass the exterior cladding.

- Railing Attachments: Verifying that post penetrations are sealed airtight so moisture cannot track down the mounting bolts into the framing.

- Hidden Wood Rot: Exposing the severe structural decay that happens when water bypasses unsealed transitions over time.

- Critical Transitions & Gaps: Checking the high-risk zones directly under door sills where a single gap can channel water straight into the subfloor.

Catching these vulnerabilities early saves strata councils from massive, unexpected structural restorations down the road.

Managing a commercial or strata property comes with a lot of moving parts—and usually, a lot of questions. We believe that clear communication is just as critical as technical craftsmanship.

Swipe through to see our answers to the 4 most common questions we get regarding our scope, safety compliance, project management, and property ROI.

Commercial building remediation isn't just about fixing what’s broken—it’s about understanding how a building actually breathes and moves.

When we were called in to solve a persistent ceiling leak above a local daycare, we knew a quick fix wouldn't cut it. True waterproofing requires a systematic approach.

Our crew completely stripped away years of failed perimeter caulking where the aluminum window frames met the concrete, replacing it with heavy-duty backing rod and fresh structural sealant on both the interior and exterior connections.

We also leveled up the physical hardware, shimming the massive entrance thresholds to create a proper drainage slope and raising the sagging doors so they finally close and lock like a dream. To finish it off, we treated the entire storefront length with a durable topcoat broadcasted with sand for maximum protection.

When you combine structural engineering logic with precise craftsmanship, you get results that last.

We recently completed this upper office addition, turning an open industrial shell into a functional, modern office environment.

This project highlights the precision required in commercial tenant improvements—starting with robust steel framing and finishing with the clean, architectural details that define a professional brand.

There's still some progress to be shared with this project, so stay tuned!
