There’s design to dial in, time on site walking the property, engineers to coordinate, drawings to finalize, and permits that don’t move overnight.

On average, we’re looking at about SIX MONTHS of planning before we’re ready to break ground the right way.

That upfront time is what keeps the build running smoothly later.

Budgets don’t blow up because of one big decision.

They blow up from a hundred small ones made too late.

When we’re planning a renovation, we spend a lot of time helping clients figure out what’s actually worth the money and where it makes sense to pull things back a bit.

Not everything needs to be top tier, but some things absolutely should be.

Good millwork, solid lighting, and quality installation are the kinds of choices you feel every single day.

On the flip side, trendy finishes and last-minute “while we’re at it” upgrades are usually where budgets start drifting.

The biggest cost saver??

Making decisions early and sticking to them.

That bathroom “refresh” can turn into a permit situation real quick. ⚒️

Bathrooms are one of the biggest curveballs we see.

Shift a toilet, add a shower, move plumbing even a few feet, and you’re no longer just swapping finishes… you’re into work that needs approval.

A lot of people find that out after the tile’s in and the paint’s dry.

Then the city gets involved, walls get opened back up, and a simple upgrade turns into a redo nobody planned for.

We’d rather have the less exciting conversation up front than the expensive one later.

If plumbing is changing, we’ll flag it, explain what’s required, and make sure everything’s covered properly.

It protects your home, your investment, and your resale down the road.

Doing it right the first time always costs less than doing it twice. 👊

Good prep gets you far. A good crew gets you across the finish line.

This reno at Tillicum Centre was one of those projects where planning and teamwork made all the difference.

Our project management crew had the details lined up long before we stepped on site, which is what allowed things to move as smoothly as they did.

Of course, like most renos, a few things didn’t match the drawings once walls opened up.

That’s where experience kicks in. 😎

Quick decisions, tight coordination with our trades, and a crew that knows how to work together in close quarters kept everything on track and on schedule.

Huge credit to Bronn, Jon, and the entire team who put in the work to make this one a success.

I don’t think we’ll ever get over this one.

The architecture still holds up, the lines are sharp, and all that natural light changes the feel of the entire house.

Windows everywhere, open living spaces, and even a bedroom with a skylight… not a bad place to wake up. 🌊

And that view? A pretty good reminder of why building and living on Vancouver Island never gets old.

The early conversations matter more than people think.

📋 Who’s managing your project day to day?

Those answers tell you a lot about how the rest of the project will feel.

We’ve had a steady stream of calls lately from homeowners looking to add secondary suites or income spaces.

And it’s a smart way to make better use of your home when it’s planned and built properly.

The one conversation we keep having though?

Permits.

Every year someone gets told they can “just do it without one.”

We strongly recommend not going that route!!

Skipping permits can create serious issues with the city, insurance, and even resale down the road.

Midway through this one and things are moving exactly how they should. ⚒️

Carriage Drive is a basement suite build, and we’re right in that sweet spot of the process.

Demo is done, framing is taking shape, under-slab plumbing is in, and we’re now into drywall and mudding.

No surprises, no curveballs, just steady progress and clean ex*****on.

The goal here is simple: deliver a fully legal basement suite that’s built properly, functions well, and feels like a real home for the family who’ll be living in it.

These stages don’t always get the spotlight, but they’re where good planning pays off and where a build really starts to come together.

The real work starts long before we ever break ground. They start months earlier with proper planning.

We like a solid four to six months to plan things properly, design the home, assemble the right team, secure permits, and lock in finishes.

That upfront work is what keeps projects moving, budgets in check, and stress levels low.

It’s a more thoughtful way to build, and it shows in the final result.

Our 2026 schedule is already filling up, but we still have space for a few custom homes. If a spring build is on your radar, now is the right time to start the conversation.

Medical and dental builds are in a category of their own. ⚒️

They look like commercial spaces on the surface, but behind the walls, they’re a whole different beast.

Specialized plumbing. Room-specific HVAC. Patient care electrical requirements. Equipment that has to land in exact locations or the costs add up fast.

That’s why experience matters here.

We work closely with medical and dental equipment suppliers, designers, and inspectors to make sure everything lines up the first time. The systems. The flow. The finishes. Every detail has a purpose, and getting it wrong isn’t an option.

And from a design standpoint? It’s all about balance.

Clinics need to function flawlessly, but they also need to feel warm, welcoming, and human. The patient experience starts the second someone walks through the door.
