If you plan on renovating, before you make the commitment to purchase a home, look into other possible permits you may require.

This could be:

- conservation authority clearance
- near major highway construction
- tree protection
- Metrolinx and roadway clearances
- heritage designation

This case had Metrolinx and heritage involved.

Our client had purchased this house not realizing it had illegal construction of decks and interior renovations.

Our client had requested to legalize the existing conditions with the least amount of effort. Some compromises had to be made.

Gazebos fall under the category of accessory buildings; which require building permits if the structure is larger than 10m2. Sheds are exempted from building permits if they are less than 15m2 and detached from the house.

Be careful when purchasing a gazebo or shed kit as the manufacturer is not responsible for engineering design and zoning requirements.

We had to provide a gazebo design since our client wanted a gazebo larger than 10m2 (108sq.ft)

Some of the changes involved:

- complete new electrical with service upgrade to 200amp, 2 panels (100amp each)

- complete new plumbing with service upgrade to 1” dia.

- new three zone heat pump system in unit 2

- complete new insulation
