Old floor out, new floors in.
This kitchen floor was out of level a lot!.
We fixed that so it’s flat. New vinyl tiles in and grouted. The seem between those and the new pre finished hardwood is smooth and flat. No toe stubbers.
The new pre finished hardwood is in a natural neutral tone. Perfect.
Every thing works with it.
Onsite made nosing around stairs. And the owners painted the railing and pickets black. Works perfectly together.
We are picky with the products we work with.
We are selective on the products and suppliers we promote.
We care about the end result.
We are not an in and out company every job is personal, we build on lasting relationships with our clients.

When there’s little to no wear layer left sanding proposes a problem. On strip flooring this is caused by aggressive sanding or multiple sandings over time.
This one had to come out.
But we match the rest of the flooring with new custom milled flooring in a 2 1/4” and 3 1/4” pattern. Also eliminating and transition from kitchen to living room.
Flow continuous throughout.
When we do the supply install and sand. The sanding rate is less because we know the milling on our product. That makes it competitive on priceing.
That gives you a good wear layer that will last longer than most floors.
A good hardwood floor should be around for generations. Our goal is to always give you the best product that will last. Making your purchase and investment on flooring worth it.

There is no quick fix to addressing worn out problems on your hardwood floor. cleaning products that advertise simply applying it to your Hardwood will rejuvenated and bring it back to a new look. If it sounds too good to be true, It probably is.
I call these fairytale products.
Even as a professional, I will not buff and recoat over a prefinished floor like the one in the pic. a natural oiled floor is a different story. But like the one in the pic to buff and re-coat this floor i wouldnt suggest it.
I don’t know the product that was used to coat it, and I cannot guarantee adhesion to that floor and also tye cleaners used over the years. this is simply why I refuse to do re-coats on them.
This picture is from a product that the homeowner used to rejuvenate the floor. I’d say it didn’t work.

Resanded redoak.
I did this floor originally almost 10 years ago. At the time we bleached the floor to knock out the red in the redoak. It did but over time the high uv exposure did it thing.
The bleaching process essentially is water popping the wood. That raises the grain. That creates a groove for dirt to hang up in.
When you have kids, pets, busy life style can pose a challenge to maintaining that. And as always recoats are quicker and less expensive. We are currently looking into a cleaning system for the wire brushed floors the pre finished ones or the sand on site.
This will be a deep clean service we offer in the new year. Talk more about that in another post.
This floor sanded back nicely, we tinted the coats to nip the colour back a bit and it turned out pretty nice.

As the year comes to an end I’ve been reflecting back on my business, my business approach, and what I offer.

Product cost has gone up.
Gas cost has gone up.
I have consistently kept my prices the same. I know customers and consumers are feeling a pinch in the last few years so I’ve tried ways to offer something back.
With every floor I gift a cleaner specific to said floor. There are cleaners for each finish that I use. The cleaner in picture below is concentrated and lasts a very long time when used properly. That’s value.

I have installed flush mount floor vents for people at no cost.
I have done many repairs on the floors at no cost.
I have done a few floors for people for the cost of material because I believe everybody deserves a nice floor.

When I send out my quotes I’ll tell people “the final bill might be less than the quoted price. If I can find a way to save money, I will pass that on to you.”
In many cases my invoice has been less than my quote.
In some cases when the customer has been purchasing flooring, whatever savings that I have been able to make, I have passed that onto my customer.

When it comes to maintenance and recoats, you’ll have heard me say if you’re a client “mark one date on the calendar, take that date and go over your floor and take a look. Does it need maintenance or a recoat? If you’re unsure call me and I will take a look.”
For the floors that I have done a maintenance coat, I have yet to charge a for it.

Coming into the new year I’ll be reflecting on pricing and what I charge because the truth is I know everybody is feeling a pinch and I still want you to get the floor you want.

When we re-sand or sand floors I work directly with a cleaning company and when necessary I’ve had that cleaning company come in and tidy up after we’ve completed at job no charge to the homeowner.

That is how Fortune Hardwood Flooring maintains its integrity and takes care of its customers.

What hides beneath your dark floor?
I’m not much for following trends.
Grey was in for awhile and I don’t think I did any other colour but grey for almost a year. It got to the point where I was telling clients
“you might get tired of that colour over time”. I know I was.
Walking in to see a grey floor same predominant colour. It’s strong and it stands out.
And if you have ever heard me talk about floors and colours, you’ll have heard me say keep the floor neutral and natural. Everything above your ankles is what you dress and add colour to. That way you don’t have a conflict with colours with all your other decorating desires and details.
When the floor is bold and it stands out your eyes drawn to it , it dims other details in the house. you want those other details and aspects of your home to stand out and be the showpiece. By keeping your floor, neutral and natural, it looks soft. No one walks into a room and keeps their eyes staring at a floor. (Unless your me and you notice floors every where, tv shows, movies, restaurants) I wish that was the case but it’s not. We walk into a room, we noticed it and then our eyes meet and that’s where the conversation stays, eye level.
Keep your floor neutral and natural. That way all the other colours will work with the floor.
