Renovations-WHY and HOW?
Based on Statistics Canada Census (2016), almost 70% of dwellings located in Vancouver North Shore are more than 31 years old (built before 1990) and it is recommended that a renovation project be performed each 10-15 years to retain the building in a proper and operational situation.
Before starting a renovation project, the existing conditions should be thoroughly assessed by a professional team. The following elements are extremely essential to be investigated:
-Building structure.
-Heating, Ventilating, and Air Conditioning systems (HVAC).
-Plumbing system including water lines, sanitary and storm drainage.
-Plumbing fixtures and water heaters.
-Foundation drainage system and drain tiles.
-Electrical system including power distribution, lighting, data, and phone lines, fire alarms, security systems.
-Electrical and lighting fixtures.
-Potential existence of Hazardous Material (HAZMAT report).
-Windows and façade.
-Roofs.
-Subfloors.
-Thermal insulations, water isolations, air, and moisture barriers.
Any deficiencies found during the investigation should be prioritized for repair or replacement during the renovation. Designers will also offer some improvement suggestions for interior items like kitchen and bathrooms, painting, flooring, spaces remodeling, doors, closets, handrails as well as exterior items and landscape jobs. Here is the way a proposal and estimate will be prepared for client review and approval.
The owner will make a decision on the necessary items based on their needs, budget, and expected delivery time and proceed to the next steps toward the construction phase.
