This is the principal suite, not huge, but a really good size, and you can feel how close they are to move-in day.

Jim gives a quick look at the bedroom and then the ensuite, the kind of spaces that make the finish line feel real after months of work.

One of the coolest parts of a renovation is when you can keep a piece of the original home and give it new life.

Jim points out the old stained glass from the original house, still here, just reworked into the new space. Small detail, big character.

Final stretch on this renovation, the clients are moving in about a week.

Jim’s walking through the kitchen while the last details come together, finishing touches, backsplash arrival, and everything tying back into the stone and marble details around the jambs and casing.

This is the part people don’t always see, the job isn’t “done” until all the pieces match and the details line up.

When houses are this close together, ladders and guesswork are not the move.

Jim explains why scaffolding matters on tight lots, it keeps the crew safe and helps protect the neighbours’ property while the roof comes off and the new work goes up. Downtown renos are a different kind of planning.

Downtown core, no parking, tight lots, neighbours on both sides, and the job still has to run.

Jim gives a quick look at what it’s really like renovating in the city, where every delivery, every material drop, and every step of the plan has to account for space, safety, and the street.

This is the kind of work that homeowners don’t see, but it changes everything.

Jim explains how this basement went from about 6 feet to just over 9 feet, with roughly 3.5 feet of underpinning. It took 4 to 5 months, and it wasn’t easy, but now the space is actually usable.

When one quote is way cheaper than the rest, there’s usually a reason, and you might find out the hard way later.

Jim breaks down why “apples to apples” matters, parking, access, hydro wires, street restrictions, and logistics. If one contractor ignores those realities, the price looks better on paper, until the change orders start showing up.

Downtown renovations sound simple until you look up, wires everywhere, no parking, and no room to bring in a crane.

Jim explains how they got a steel beam in without shutting the street down, cutting it, carrying it up, bolting it together, and welding it on site. It’s not the “easy way”, it’s the practical way when access is tight.

Episode 15, we’re downtown where there’s no parking, no space, and every decision has to account for tight access and close neighbors.

Jim walks you through this full gut renovation, adding a third floor, bringing in big steel, working around overhead wires, and why things like scaffolding and logistics are not optional on jobs like this. He also breaks down a big one for homeowners, when quotes are all over the place, you have to compare apples to apples, because the cheapest number on paper can get expensive fast.

Modern millwork shops use CNC and software to optimize every sheet, it’s one of the behind-the-scenes reasons custom work can be so precise.
