🌧️ 💦 Surface water management is crucial for a safe and dry environment for your home. Learn how to mitigate the risks to protect your property and its value.
‼️UNDERSTAND THE RISKS
Surface water is water that collects on the ground from rainfall, snow melt, or irrigation. When not addressed, issues may arise:
•EROSION: surface water can erode soil, leading to the loss of landscaping and potential structure issues.
•FOUNDATION DAMAGE: water pooling around your home’s foundation can lead to cracks, leaks, and structural damage over time.
•BASEMENT FLOODING: poor drainage may result in flooded basements; causing mold growth and structural damage.
•PEST PROBLEMS: standing water creates a breeding ground for mosquitoes and other pests.
💡KEY STRATEGIES
•GUTTERS & DOWNSPOUTS: clean debris from gutters to prevent clogging and overflow. Ensure downspouts are down and extended at least 4 feet away from the base of your home.
•GRADING: proper grading ensures water flows away from your home, rather than towards it. The ground should slope away at a minimum of 1”/ft, for at least 6ft. Over time, your soil may settle and need to be regraded to create a proper slope again.
•PERMEABLE PAVING: permeable pavers or gravel allow water to seep through to be absorbed by the soil to reduce runoff.
•LOW SPOTS & PUDDLES: identify areas where water tends to pool. Fill low spots with soil or using a levelling tool to prevent standing water.
•RAIN BARRELS: rain barrels collect and store rainwater from downspouts, to not only help manage surface water, but is also a watering source for plants. Ensure barrels allow for proper overflow to avoid water pooling around the foundation.
•LANDSCAPING & PLANTS: plantsnlike grass, shrubs, and trees can help absorb surface water. Choose native plants for best results. Avoid planting too close to foundations, as roots can cause future damage.
•MULCH: Apply a thin layer of mulch around plants and garden beds to reduce erosion and improve water filtration.
